Job Locations
On arrival system running and cooling producing a 17 degree delta. Indoor unit was clean and in good condition. Outdoor unit passed all electrical testing but overamped on start up. I recommended a compressor saver kit to address this.
On arrival system running and cooling producing a 20 degree delta. Indoor unit had a clean coil and blower and was in good shape. Supply plenum showed beginnings of biological growth. Outdoor unit passed all electrical testing. Subcool of 8 with a superheat of 16. With customers permission I installed an iaq200 uv system to kill and prevent further biological growth. When I left system was running and cooling.
Came out for a super tune-up One gas unit checked everything in heat and in cool mode indoor and out wash the outdoor coils sealed a small air leak on the indoor coil flushed the condensate drain line with bleach and hot water everything tested within range and is operating as it should made recommendations for air quality issues found organic growth in the indoor unit homeowner is going to talk it over with his wife and possibly call us back however he did choose to sign up for the new home and budget protection plan and membership conversion has been added to invoice
09/30/24 TS - didn't know about us plumbing and had alot of plumbing done recently around the house. Alot of the rooms have been updated and fixed. No immediate issues. Tankless is 2 years old and is flushed yearly
System was at factory specs had a dirty filter I changed it out drain line was good outside condenser was clean outdoor capacitor out of tolerance I switched it out
The panel is an old Cutler hammer but the wiring is great, she does need a surge protector and to install some gfci's but she told me they have plans to get them installed as they have remodeled a bathroom and talked to their contractor about it
For this evaluation I showed up to the customer's home they say that the outdoor fan motor had stopped running, they give it a little spin and it would run but then shut off. Check the capacitor and it was dead so with the landlord's permission I replaced it with a new one and upon doing so system started running and cooling just fine. System was left on coolband blowing out at 65⁰.
Ac unit was out. Set screws on breaker had been tampered with due to customer trying to fix was able to repair breaker. Was able to repair breaker and get AC running. Panel and service are horrendous. Strongly advise customer to upgrade service. Ac is running.
Returned and installed TXv, when I left system cooling with a 7 subcool and a 12 superheat producing a 19 degree delta.
On arrival system only producing 5 degrees of cooling. Found a subcool of 8 and a 40+ degree superheat indicating a restricted txv. Pausing the call so we can have it ordered.
Arrived to no cool. Discovered that the primary drain had two blockages in it. One in the 3/4 drain from the air handler and one in the 2 inch going to the main. Cleared both blockages and added a condensate drain pan treatment to help prevent future blockages. System running and cooling the home upon departure.
For this evaluation the homeowner had water dripping into the master bedroom from the attic. In the Attic the secondary drain pan was about half full and there was a clog in the primary drain line. With the homeowners permission I cleared that drain and made sure it was draining properly. My theory is that water from the secondary drain pan was overflowing because the primary drain line was clogged and the water was dumping into the ceiling. I recommend replacement as both the compressor and fan are overamping significantly, and refrigerant levels are low. This is a 28 year old R-22 system. Customer wants to speak to a CA about replacement options and I left Rob a message on his phone to reach out to the homeowner about replacement.
Arrived for eval Customer stated that the system isn’t cooling Connected gauges and it’s low on refrigerant and there’s a leak at the coil Related information to customer Customer needs to wait
On arrival system was running and cooling producing an 18 degree delta. Indoor unit was clean and drain line flowed when flushed. The supply plenum had biological growth around the coil area. Outdoor unit passed all electrical testing. System had a high subcool indicating system is overcharged, recomended scheduling another visit in a few months to compare refridgerant levels.
On this job I cut out the old wet switch and installed a new one. The system is still low on 410a and doesn't want to do anything about it currently. With low system pressure the evap coil with freeze up and thaw water on the switch causing system to shut down. This will be continuous until the ture problem is resolved.
On this job the system was compelety shut down due to wet switch under airhandler in the closet. After reading system pressure I discovered low system pressure. This means the system worked for some time then iced up due to low pressure and thawed out spilling water on the floor were wet switch is. If repairs can be made I need to do a leak search to identify the leak. Then repair the leak and add freon 410a to get the system back online. I would recommend system replacement at this point.
On arrival outdoor unit was not receiving a call. I found a fuse popped and tracked it to the thermostat wire to the outdoor unit. I switched to new unbroken wires and the system ran and cooled with no issues.
For the super tune-up I inspected both Air handlers and condensers. Upstairs capacitor was out of tolerance and will need to be replaced before the intense summer heat, which will likely cause it to fail. I located a leak in the downstairs evaporator coil, customer stated this has been an issue for the past couple years however they have been topping off the refrigerant to make it through summer. I advised the customer about the upcoming refrigerant change, as well as the prices of units will be going up next year and now would be a good time to replace their system. They have significant drain line issues on their downstairs system, so I cleared the drain line from under the sink and shot gas through the primary drain line to clear any clogs. The drain line appeared to start draining as expected and I also vacuumed out the overflow pan.
Tech arrived at a 2 system tuneup. Upon inspection, the downstairs condenser fan capacitor was out of tolerance and replaced. The condenser coils were hosed off to assist with air flow across the coils. The downstairs system appeared a little overcharged. The Deltas were within range. The ductwork and blower area was dirty. There was growth present in the downstairs supply plenum. The downstairs evaporator coil was recently replaced. The drain was clear and bleach was poured. The customer was informed of recommendations today. He will review the IAQ 200 UVC System and Air Cleaner information and will call back in once he makes a decision. The systems were functioning upon departure.
On arrival I found downstairs system running but not cooling. I checked the downstairs outdoor unit and found that it was almost completely out of refrigerant. I leak searched the evap coil and found a leak. I recommended speaking to a comfort advisor about replacement due to the cost of repairs and the stress that has been put on the compressor. Comfort advisor visit is set from 12-3.
System was in terrible shape, furnace was rusted out, blower and coil were very impacted. Recommended replacement and he has a friend coming to replace it today.
I installed iaq200 to help improve air quality. I wased the condensor and cleaned the filter. System is in tolerance and ready for cooling.
