Arrived onsite customer loosing water on the water system registering at the meter. Gave quote to perform a leak located so we can pinpoint what’s going on and give estimate to fix it. Customer will call us if she wants to use us to find leak,
Upon arrival owner informed me that the system was not running. Owner stated that system had not been working for a couple days. Due to heavy rain I started with an indoor leak search on the evaporator coil. No leak was found. While at the home the rain stopped, allowing me to examine the outside components. I quickly noted that the Capacitor was dead with no charge, the primary electrical control unit was also found in poor shape. I recommended replacing the capacitor, the contactor, as well as adding a hard start kit to help with longevity and efficiency of the compressor. The homeowner approved and suggestions. Before leaving system was left operational with a delta of 19 and running on 70 cool. No further abnormalities were found during inspection, thank you so much for choosing Comfort Experts.
For the super tune-up we inspected the customers package unit tested it in both heating and cooling and overall the system is running and working well.I did highly recommend adding a compressor saver kit to the system to keep the amp draws low on startup

On this visit I looked at both heating and cooling. This is a DC inverter system. The condensor is in tolerance. It has a sub cooling of 8° and td of 20°. The airhandler could use a uv system to help prevent biogrowth. The blower motor is relatively clean with some build up the the wire harness. They didn't have a filter to change it out today but say the have one coming. The system is in over good health.
Tune up on 2010 York gas system checked all componenets and operation of equipment no return plenum is present. Some low voltage wires exposed on outdoor unit recommend upgrade system due to age and efficiency.

System is heating and turning off at the appropriate time refrigerant within range in Delta is within range nothing is wrong. System is currently heating.
Her panel looks great her plugs are wired correctly she was having trouble with the outside plugs but I found that they were working and they are attached to a GFCI in the garage I couldn't find any inconsistencies in power but I did check out a couple of light switches to see if I can get her show light that is 15 ft high to turn on but I was unsuccessful she's going to try and replace the light bulb when her nephew comes by

Arrived onsite customer had a hose bibb frost proof leaking in front yard. Went ahead and replaced 4” frost proof. Tested after repairs were Meade everything working properly,
This system is still in tolerance on both heat and cooling side. I would recommend some uv to improve air quality and keep evap coil clean. Also an easy start to help with inrush. Other then this i washed the condensor and changed the filter system is now ready for cooling and heating.
For this super tune-up I inspected the furnace and condenser. On the cooling side of things everything for the most part was running well, however the capacitor was out of tolerance and the contactor was quite pitted indicating there's a likelihood of failure in the future. During the sequence of operations, the furnace made it to the gas valve but then would shut off, I did have 24V at the gas valve but there was no gas coming in because the gas to the house was shut off. I recommended replacing the capacitor and contactor as well as adding a hard start kit since the system is 13 years old. Customer declined all recommendations at this time.

Did inspection on AC electrical. Apparently she had someone out yesterday to fix. Everything looks ok to me. Installed smoke detector. Very strange call.
The panel was a little bit on the older side but it was wired very well the connections were tight she didn't have a surge protector and the ground rod on the outside was a little haphazard so adding in the second ground rod that would normally be on newer houses is a very good option and an estimate has been made for the ground rods and taking out double-legged neutrals and grounds to put under their own screws
Performed plumbing inspection on home wrote multiple estimate of items needing to be addressed. Customer will speak to husband to see about getting some of the items taken care of.
