I contacted Comfort Experts for their $49 A/C tune up special. Justin P arrived on time and explained in detail the scope of the inspection and services provided. Justin was very attentive as he not only listened to my questions but then answered all of them with great detail. Justin performed the inspection and cleaning of our A/C system and provided a very detailed assessment of his findings complete with detailed photos. I have been using the contractor that put the unit in the home. I found out I have been paying double for my maintenance contract. I am receiving greater benefits and services for the same price that includes a 30% discount on Service Fee/ Repairs & / Accessories. Today I had Hobson back out because my electric bill has almost doubled since my 21 year old nephew moved in with his computer and gaming systems. Install 36k electric downflow with standard filtration, code kit with programmable thermostat
Customer states that two previous companies have diagnosed a faulty ECM blower motor. System is currently running and technician is unable to fail the motor to diagnose. Customer wants to replace the motor and just wants a price and estimated time for parts to come in.
Emailed estimate for service upgrade. Strongly recommend due to code issues safety and age of existing electrcial equipment. Replaced a few breakers that were tied together with wire instead of using double pole breakers. Replaced defective tandem breaker.

For this job I performed a complimentary water heater flush.
Found refrigerant leak on the indoor coil and showed it to the homeowner. Leak is located on the back right of the coil and has some oil staining in the area of the leak. Located the leak with electronic leak detector. Will get pricing on a new coil and will email estimate to the homeowner tomorrow after checking on pricing for approved coils for the unit.
Remove point of use water heater and filter from under sink. No parts used
Upon arrival talked with homeowner about ongoing issue with system turn system on went to outdoor unit and unit was humming upon diagnostic found capacitor was completely dead in contactor was burned up recommended replacing both and adding a compressor saver and a surge protector customer. authorized repair and upon completion of repair system was left cooling.
Breaker feeding well was tripping on arrival. Tested voltage and continuity in wires feeding pump. no signs of damage or shorting occuring in underground feeder. Seems to be issue with well. Well guy came. Sticking around to make sure there is anything I can do electrically. Well guy had a 230 home line breaker that I quickly installed to help out. Advised customer that we should get that replaced with GE 230 to meet manufactures specifications.
7/3/25 Estimate to replace current gas main line under home to all stub downs to fixtures. Estimate includes all labor and material for installation and all excavation and backfill as well. Need to schedule gas line replacement for Wednesday of next week will be an all day job
Cooling tune up performed today on a 5 year old Trane heat pump. All electrical connections are tight with no corrosion. Primary drain had a blockage and was cleared on this visit. Drain pan treatment was also installed to ensure the drain stays clear. ECM blower motor is acceptable. Biological growth is present inside of the air handler suggest adding a germicidal light to kill the existing biological growth and help clean the air. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed. Sending all estimates to the customer via email.
7/1/25 Arrived onsite customer said they left and would not be back till tomorrow
Found leak in evap coil. Unit is not under warranty. System is a 5-ton heat pump has had nothing but issues since he bought the house have given options for repair versus replace since system is not under warranty anymore a bedroom is hot during the summer and hot during the winter possible design for ductwork on that one unit is a train XR
Found drain line clogged up per homeowner. Flush drain line and felt resistant and poured a gallon of water down to verify drain was clear.
Arrived to no cool. Failed 45/5 dual run capacitor was cause of no cool. Replaced capacitor with a premium dual run capacitor and performed function check. System running and cooling the home upon departure.
Arrived to no cool. Loose Schrader valve was causing a small refrigerant leak. Replaced Schrader under warranty and added 16oz of r410a. Performed function check. System running and cooling the home upon departure.
Cooling tune up performed today on a Trane inverter heat pump installed in 2021. All electrical connections are tight with no corrosion. ECM blower motor is acceptable. Blower wheel and evaporator coil are clean. No drain protection has been installed drains are clear. Compressor and condenser fan motor are acceptable refrigerant levels are in range. Outdoor unit was washed and waxed. Customer has two 200 amp panels that service the home. One panel has surge protection but the other does not. Both panels need to have surge protection in order for the home to be protected. Need to add a surge protector and a drain switch to adhere to code compliance.
2019 3t closet upflow hp. Warranty status – all parts 2029. Filter replaced. Drain clear. Coil and blower inspected – clean. Blower capacitor within manufacturer tolerance. UV bulb outside of manufacturer kill rate – off. Slight biological growth present. TESP within manufacturer specifications. DeltaT 12° – ambient 81°. Start capacitor not working as intended. Compressor inrush amperage exceeds manufacturer specifications even with a start capacitor. Dual run capacitor below manufacturer tolerance – replaced. Electrical panel hot spot. Electrical inspection 6/30/25. Sat with homeowner with a pad and paper and shared all information. Homeowner agreed to the immediate fix for peace of mind and asked for emails of estimates to discuss with her son which was not able to be reached on my visit (homeowner attempted multiple times).
