Replaced 6 customer supplied smoke detectors. Insured all were on and working properly
Performed plumbing tune up and found some issues. Water pressure in home is 98psi, several multitude stops could be replaced and the water heater is 25 years old and should be replaced. Options given for repairs/ replace
Upon arrival furnace was operating properly checked for fault codes no codes, after inspection of ignition components and board I found that ignition components need to be cleaned I also found wires loose, clean ignition components tightened connections and changed hot surface igniter. Furnace system would operate efficiently and properly after eval was completed customer asked if I could look at point of use water heater, Gave estimates for plumbing repairs underneath sink and set up for electrician to come out and give estimates for electrical. Need electrical estimate to be completed and authorized before I can install water heater.

2012 4t electric. Expired manufacturers warranty. Drain line has a history of blockage. No saftey float switch. Emergency pan is rusted. Filter box not secure which pulls in attic air. Evaporator coil has detectable leaks and rust streaks on the underside. Heavy biological growth. Blower capacitor failing. Blower wheel has heavy buildup. Electrical heatsrtip kit has low ohms and high amps. Ducting energy leaks detected. Compressor inrush amperage exceeds manufacturers specifications. 45/5 dual run capacitor failing. Condenser not level. Disconnect has visible stress. Homeowner was by my side for the duration of the visit. I took that time to educate on the systems performance, saftey and reliability. Due to the aforementioned issues, homeowner agreed to a CA appointment 1/16/25 @3pm. System is functioning at minimal efficiency.
Looked over what it would take to install insta hot water heater I Under sink. With it being an island it is not a feasible option seeing as customer would have tocbrek up kitchen tile for raceway.
Upon arrival Customer stated bedroom system was not running. During evaluation found no issues, Checked all safeties and switches. Cycled system multiple times with no issues. Also performed stu on both systems both systems are running as should

No answer at door
Customer would like to speak with a comfort advisor regarding engineering proper ductwork. Arrived to no heat. Heat pump was showing an L2 code meaning that it had shut down on high pressure. Upon connecting gauges to the system found that the system seemed low on refrigerant and the vapor line temp was at 100 degrees at a 32 degree ambient temp. The heat strips would not turn on. Found the zone control board to be faulty. Jumped the W2 wire and bypassed the board. With all three heat strips on the supply air temp was only at 89 degrees. Technician is unable to adjust the blower speed. Comfort advisor is scheduled to meet with the customer tomorrow at 12 o’clock regarding properly engineering the duct work for a zone system. Unable to properly diagnose if something is wrong with the system until ductwork is fixed.
Super tune performed today on a Trane heat pump with air handler installed in 2019. Air handler had some air leaks that have been sealed. X13 blower motor is acceptable. Blower wheel is dirty and should be cleaned. Evaporator coil has some biological growth starting to take hold. Suggest adding a germicidal light to help eliminate biological growth and improve air quality. Compressor is loud but is amping within spec and is checking out ok. Refrigerant levels are in range. Condenser fan motor is acceptable. Outdoor unit was washed and waxed.
Replaced downflow inducer assembly. Performed function check. Motor is pulling .35 amps and sounds much better. System is operating as it should upon departure.
Found filter to be causing main noise due to missing rails in actual filter base adjusted filter to remedy the noise and let customer know how they could fix it if it happens again Also pulled blower and adjusted placement and set screw of blower wheel due to vibrations and a loose screw it has moved over just enough to begin scraping part of the blower housing
Tech was here for a heating tune-up technician highly recommends a compressor saber as well as a membership technician also suggest a antimicrobial pant treatment technician did tell homeowner he can as technician did tell homeowner that he can use white vinegar as well to help prevent any growth in drains technician did not see any biological growth system is working properly technician believes that unit will be fine for this technician believes that unit will be fine for this year
HTU completed, heat strips amp draws in range, electrical connections tight and secure Blower motor amps a little high and is operating unbalanced due to biological growth build up. System is operating properly in heating
Heating tune up performed today on a Coleman downflow gas furnace. Inducer motor is amping high and is making a loud noise when it starts up. Motor should be replaced before it fails. Gas valve, burners and igniter are all working properly. Delta T is in range. Heat exchanger is acceptable. PSC blower motor and capacitor are within tolerance. All safeties are working properly. Need to order a draft inducer motor for downflow Colman furnace Model : DGAA077BDTD Serial : W1D8712217
Carrier heat pump with air handler installed stalled in 2017. All electrical connections are tight with no corrosion. Heat strips are pulling proper amperage. X13 blower motor is acceptable. Biological growth is present in the air handler installed stalled highly suggest adding a germicidal UV light to kill the biological growth and help sterilize the air. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Reversing valve and defrost control board are working properly. A compressor saver has been installed. Attic insulation is adequate.
2 system heating tune up performed today on a Carrier heat pump with air handler installed in 2017 and a Trane heat pump with air handler installed in 2023. All electrical connections are tight with no corrosion. Both systems have x13 blower motors that are working as they should. Both systems are clean. All heat strips are pulling proper amperage. The auxiliary motor start for the carrier heat pump is very weak and needs to be changed. Customer states that they have a home warranty that will change it. Highly suggest adding a compressor saver to each unit to help with the efficiency and reliability of the systems. The carrier air handler does not have any drain protection. Highly suggest adding drain protection to protect the home from water damage. Refrigerant levels are in range on both units.

Customer signed up for HBPPlan and agreed to replace Auxiliary motor starter
Customer stated he would wake up to freezing cold house and tstat would be set to 50 in heat. During evaluation found that the schedule was set to run in heat at 50 everyday. Set set schedule to cool to 78 and heat to 74 customers preferred temps. Then turned schedule off
