Job Locations and Reviews
Arrived to no cool. Water in secondary p-trap had evaporated over the winter causing a suction to form in the primary drain pan. Water was not able to flow through the drain while the system was running causing it to spill into the emergency drain pan. Wet switch placed in emergency drain pan had tripped. Replaced wet switch under warranty and set it in a dry part of the pan.
7 year old heat pump with a 2 year old air handler. All electrical connections are tight with no corrosion. PSC blower motor and capacitor are acceptable. Blower wheel is clean. Evaporator coil is clean. Dual run capacitor was out of spec but was replaced on this visit. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range.
Arrived to no cool. No voltage to “r” wire. Found that drain switch had tripped due to blockage in primary drain. Cleared drain and installed a drain pan treatment. System operating as it should upon departure.
Mark D came out yesterday to check the units functioning after the thermostat showed filter needing to be changed, when it had recently been changed.
2 system super tune up performed today. Both Trane heat pumps and air handlers were installed in 2016. Both systems are clean inside. ECM blower motors are acceptable. Blower wheels and evaporator coils are clean. Heat strips are pulling proper amperage. Compressors and condenser fan motors are acceptable. Refrigerant levels are in range. Both outdoor condensers were washed and waxed. Customer states that there is a smell in the office which is the furthest run from the air handler. Technician inspected the duct and was not able to find a leak in the duct. Suggest a duct cleaning on both systems and adding a UV 300 germicidal system to clean the ducts and keep any smells from coming back.
Customer states there was water leaking from the drain. Previous tech may have bumped the drain causing the drain switch to separate from the drain. Glued the drain and the drain switch back together. System functioning normally at this time.
Customer was concerned about an alert on the thermostat. Cleared the “change filter” alert and performed function check on the system. System is running normally at this time. Delta T and refrigerant levels are all in range.
Main system Compressor Motor windings on compressor were grounded, Checked coil and found coil was almost 100% compacted possible that caused compressor to become grounded. Previous technicians never checked coil or ever recommended cleaning coil. Our fault that it wasn't ever caught or cleaned. Second system running as should found no issues Customer will pay charge when work is completed
Trane heat pump with air handler installed in 2014. All electrical connections are tight with no corrosion. X13 blower motor is acceptable. Blower wheel and evaporator coil are clean. Delta T is good. Refrigerant levels are a bit low but still in range. Compressor and condenser fan motor are acceptable. Compressor saver has been installed.
Plumbing inspection 1 bath house All 1/4 turns shut off valves Reccomended fixing water line connection on top of water heater Leak on outside drain line for washer left estimate for repairs
Arrived to no cool. Customer previously had 4lbs of refrigerant put into the system. System has a leak. X-13 blower motor has failed and is causing the evaporator coil to freeze. Customer is interested in replacing the unit from 2011 with something new with warranties. Comfort advisor scheduled to meet with customer this evening at 6 o’clock.
Upon arrival Customer showed that outdoor fan motor was not running while compressor was. Checked Condenser Fan cap and found that it was right below tolerance but not enough to cause Fan to stop completely. Recommended Condenser Fan replacement, Customer stated they did not have funds right now should be able to do it Friday.
For this evaluation I showed up to the customers home and he stated the unit was not working. On initial inspection of the air handler I immediately noticed the suction line was frozen on the outside and when I opened up the blower compartment I could see the entire coil was also frozen. The filter was clean and blower was working which led me to believe there was a leak and the system was low on refrigerant resulting in low pressure lockout. When I gauged up the SAT temp was below freezing and the lines to the compressor were also frozen and pressures were well below manufacturers specs. Wow leak searching I was getting numerous positive hits around the shrader core and Piston connection, however when I sprayed soapy water on the shrader there was no signs of leakage. The customer's coil is still within manufacturer's warranty, so it would be a level 7 repair to replace that coil. I waved the service fee as we were just out here yesterday. The customer stated they would call the o
Tech Cody arrived to customer's home. I started at the indoor unit, I replaced the filter, the coil was clean with minimal corrosion, the blower had minimal dust buildup, heat strips operating normally. I then went to the outdoor unit, I hooked up my guages and found the refrigerant charge to be correct. The compressor and fan motor were both operating normally according to the data tag. When testing the auxiliary motor starter I found it to be out of tolerance according to manufacturer. I notified the homeowner and they purchased a replacement.
This system had a bad cap and a clogged drain line. I put him on the home and budget plan. And solved those 2 issues today.
.this system is in tolermace on all conpenets the uv installed is handling the biogrowth in the system. I washed both condensor the home owner put in new filters before we arrived. I'm adding 16oz of 410a today on the smaller system.
Anti microbial mist treatment completed
Amana heat pump with air handler installed in 2008. All electrical connections are tight with no corrosion. Biological growth is present inside the air handler however an air scrubber has been installed in the supply plenum. Ecm blower motor is acceptable but the blower wheel is dirty. Evaporator coil is slightly dirty. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Compressor saver has been installed on outdoor unit.
Plumbing inspection Kitchen sink basket strainers showing wear on basket strainers not leaking at this time Issues in bath room hallway. Customer claimed they will fix No other leaks or breaks at this time
For this tele appointment the customer called and had questions about the whole home surge protector. I gave him information about the warranty from the manufacturer as well as how the installation works, he said he would do some research and get back if he had any more questions.
Need to return to do antimicrobial mist treatment on duct work, Amp draws acceptable Coils are clean, blower wheel is clean and operating efficiently Located some air leaks on supply and return plenum. Sealed the leaks Also found a return air duct was kinked and needed sealer, rerouted return air duct and sealed. Found some kind of obstruction in one of the supply vent, removed and inspected to see if there was any other materials. System is operating efficiently
