Tonight I showed up for an evaluation on a 3-month-old Amana gas furnace communicating system upon arrival the system was not running thermostat was not blinking for a delay I went to the indoor unit the indoor unit was showing ac2 at the board but the blower was not running I went to the outdoor unit the LCD was reading code on and nothing was running so I checked the field connections leading into the condensing unit for low voltage I had no 24 volts calling for cool so I reconnected the field wiring however in the process I broke the thermostat wire twice and had to strip back a little more each time After experiencing that I inspected the full line between the condensing unit and the exterior wall of the home that it comes out of I was able to find no issues so I went to the indoor unit and inspected the wire from outside of the indoor unit I saw no break or cut in the sheathing and tugged the wire both directions in the process as I reached for a nut driver to open up the furnace
Upon arrival system was operational Replaced filters on both systems Upstairs system delta 21 Downstairs system delta 9 Performed leak search on outdoor unit/indoor unit /field welds Unable to locate leak on system – may be located on back of coil inside unit Indoor coil thermaled – partial coil incorrect refrigerant feeding Reccomended coil replacement Homeowner requested refrigerant to see what cooling the system would provide Applied refrigerant to system and at time of service 19 Delta Advised added refrigerant will be leaked from system System left on cool at exit Scheduled comfort advisor Tuesday 08/26/25 11.30am-2.30pm
On arrival both systems running and cooling as intended. Indoor units producing 20 deltas and drain lines flowed when flushed. Outdoor units in good condition, upstairs condensers capicator is out of tolerance and downstairs is pushing it. Recommended replacement of dual run capicator, customer will speak with the company.
Arrived onsite customer had water heater speaking needing to be replaced. Wrote estimates for customer tennent had to leave when I arrived so no one at property to talk to about work. Homeowner did not answer phone.
Performed cooling tune up Replaced filter Washed condensor and tightened connections Performed evaluation Delta 26 Refrigerant levels are below minimum Small particle leak detection in indoor coil Indoor coil Half of one side builds heat Performance of system is operational, but future estimate of possible requirements estimated – indoor coil – soft start Refrigerant to be determined on future re calculation when homeowner is ready for repairs Reccomended comfort advisor System left on cool at exut
On arrival primary drain line was clogged. Detached and isolated each primary drain line and cleared. Rerouted PVC to allow better fall toward vent stack. Tested drain lines with no issues, systems cooling as I left.
Performed evaluation Upon arrival outdoor unit was not functioning Found Capacitor very out of tolerance – Failed Installed capacitor Installed Soft start kit Amperage draw 17.6 System left on cool at exit
Quoted a level 1 36k gas closet upflow $11,151
Customer is having condensation on 3 different grills One in kitchen, one in dining room and one in master bathroom Quoted replacing 4 different duct runs 1 7" to master bathroom 1 8" from supply plenum to kitchen 1 6" from larger duct to dining room 1 5" from same larger duct as 6" Also replace 3 boots, 1 in kitchen, 1 in dining room and one in master bathroom Replace two grills, 1 in kitchen and one in master bathroom $3,000
Hung and replaced 14” duct that was leaking air onto the 7” supplying the bathroom made sure the bathroom duct had no rips or tears and was fully insulated Re caulked supply grill for the bathroom and caulked gap at wall above master bathroom toilet to ensure no more humid air from the attic or soffit vents would enter the room Advised customer if issue persists I would recommend a new 7”boot and duct replacement
For this job I was doing a super tune up. The air handler did not have water safety so I suggested one along with a pan strip. air handler had a good delta. Customer Mentioned on startup , the outdoor unit was loud When I checked the in rush it was over amping so I suggested a hard start kit. The capacitor was out of tolerance so I suggested new cap. Noticed the blower motor wheel was a bit dusty and suggested a cleaning along with IAQ. Customer ended up saying he would consider the purchases at a later date but would like to sign up for the membership.

Performed evaluation Upon arrival upstairs system was not functioning Found thermostat to have issues in main board – electrical Main indoor unit board connection to zone board – carrier infinity systems On upstairs system – blower motor has loose bearings Reccomended thermostat and blower motor In order for system to recall communication thermostat needs to be special ordered – once thermostat is replaced – further diagnostic into main electrical will need to be performed in order to determine Main system board communication Condition of furnace is also poor with signs of high metal contamination Scheduled comfort advisor tomorrow 05/21/25 9am-10am
Resealed boot for master bathroom advised customer to let us know if problem persists after the next rainfall
On arrival for maintenance upstairs system compressor thermally overloaded causing me to move to an evaluation driven call. Upstairs system had a blackened/pitted contactor, an out of tolerance dual run capicator and did not have a compressor saver. Upstairs metering device is a piston, had a low side saturation temp of 34 and a suction line temperature of 66 giving us a superheat of 22. Using chart superheat should be at 10 given indoor humidity and outdoor temp. This shows system low on refridgerant. Downstairs system also had a blackened/pitted contactor and a non functioning compressor saver kit. It has a txv metering device and a high side sat temp of 70 and a line temp of 71.2. Given Goodman's subcool range is 6-8 a subcool of 1.2 also indicates low refridgerant. Due to age and condition I recommended speaking with a comfort advisor about replacement on these two systems before sinking money into repairs. On the final master bedroom system it had a superheat of 4 indicati
On arrival systems running and cooling as intended. Furnaces in good condition aside from dust bypassing filter. Raining at time of visit. Condensers in good condition, upstairs unit capicator out of tolerance. Customer will replace himself. Compressors overamping on start up so I recommended compressor saver kits. Customer stated that upstairs has multiple rooms that are unusable in winter due to airflow problems. House is 5-6 yo. Please schedule airflow inspection.
