I have completed my electrical tune up and found that the main panel looks good just needs a surge protector but not interested at this time the gfci's are present and wired correctly
Today we showed up for a complimentary plumbing estimate. Upon arrival the front yard hose bib had a leak at the bottom of the PVC 90. It was split and was not able to be repaired so I needed to be replaced. Replacing 90 and anchor the hose bib into a piece of wood. There are no more leaks and all works I should be. Thank you for choosing comfort experts!
Arrived onsite water heater is 3 years old performs flush on water heater was not heavy sediment content. Explained membership customer already pays for home warranty company not interested.
Customer is gonna be moving out of the country in the next year and a half. They don’t feel like this is a good investment for them to take on.
On arrival system was very low on refridgerant. Recharged system with 3 pounds of 410a to a 10 subcool. Only found leak at suction line king valve. Tightened it in an effort to prevent it from leaking further. System cooling as I left, no leaks found inside or outside aside from king valve.
Will be returning Wednesday the 6th after 2 to install a ev charging plug Eaton black type 60 amp
Completed cooling tune up electrical components on condensered okay Freon levels okay found evaporator coil leaking completely clogged and dirty evaporator cool also rusted out found blower motor and squirrel cage completely clogged filters are good cleaned condenser customer would like appointment with CA tomorrow mid-afternoon to talk about pricing for equipment
Arrived onsite customer had a minor issue at kitchen sink. Repaired and tested afterwards everything working properly.
Found a couple issues while doing tuneup Mainly the condensation drain line has been leaking for I don’t know how long, I highly recommended to reconstruct the drain line, unclog, whatever is making it only flow through the secondary onto the emergency drain pan line Sold the job, scheduled to come out on Wednesday for first call I will also be replacing capacitor since it is out of tolerance Other than that, the refrigerant levels are in good standing. Good insulation levels., Pleasure serving you, Thank you for choosing Comfort experts, see you soon.
IAQ dehumidification estimate Humidity measured at ~50% Coil drain pan is not leveled correctly so not all water drains out It appears water has overflowed the pan in the past as water staining is present in the supply plenum and will eventually result in biological growth ReLevel the coil or system and install a UV filtration upgrade eliminate these issues Superheat is measuring at 34 which indicates that the TXV is not operating correctly and need to be replaced. TXV issue is resulting in a higher than normal coil operating temperature which is preventing it from condensing as much water from the air as designed No water safeties are present on the equipment as well Homeowners will discuss our findings and get back to us with their decision
Arrived onsite customer wanted me to inspect the water heater located at the back of the trailer home. Inspected water heater is about 7 years old but is operating properly right now. Both element on water heater are firing when calling for heat at thermostats.
Customer was needing a chandelier and a ceiling fan switched locations. Spoke to them about membership and offered estimate. We were not on the same page. Emailed estimate,
Today I did a repair on a 4 ton system. I added a 35/5 cap. Then I performed a maintince on both. Both system test in tolerance Super heat 15° Subcool 10° New filters/ clean condensors Motors all test in tolerance the compressor could use easy starts to reduce inrush by 75%. Reducing wear and tear and service calls 📞. TD is 20 on both. System are now back online and ready for cooling
Completed cooling tune up two systems all electrical components good amp draws good Freon levels good filters good drains clean and clear changed out capacitor on blower motor clean condensers set customer up with protection plan
For this job, I did a cooling tuneup. Noticed there were no water safeties on the system and recommended placing one. Considerable dust buildup on the blower, suggested cleaning the blower. Also suggested April air to reduce bypass dust. The condenser refrigerant levels were good. Capacitor was fine. coil was very dirty. In rush was a little bit higher than it’s rated for, suggested a hard start kit to reduce it. System cooling when I left.
Upon arrival system was on cool and thermostat was satisfied at 70, lowered temp to get unit running. Inspecting air handler all components were running in tolerance. Evaporator has a piston installed. I noticed some build up on outside coils of evaporator and wrong size filter was installed. Was asked by home owner to find correct size and advise so they can purchase correct ones. Delta was a 17 from return to supply Moving to outdoor condenser unit, capacitor was in tolerance and contactor was in good condition. Compressor has high inrush amps draw rated for 109 actual was 130. Washed coils from inside out, very little build up on coils. Gauged up and pressures looked good but unit had low superheat. Recommended soft start kit Recommended membership Recommended Evap coil clean Recommended Air quality specialist lead Home owner declined Air quality lead Thermostat was returned to preferred temperature upon departure. Home owner stated they will take time to decide on next steps
For this job I performed a tune up on both systems, upstairs and downstairs. I noted both drain systems did not have a drain safety on them, one of the two systems capacitors specifically the upstairs units dual run capacitor was out of tolerance, the downstairs units lra with above the data tag rating, and the upstairs units lra was very close to the data tag rating. I suggested work either separately or all together with a membership or discounts and benefits. Homeowner declined at the moment and requested estimates to be sent. No further suggestions were made, thank you for choosing come for experts have a great day!
Call the customer to review our discussion from the other day and make sure she understood clearly so that she can express it to the warranty company
For this job I performed a evaluation. Homeowner stated that they noticed that it was hotter upstairs and downstairs and it didn't seem to be cooling since the tune up I ran. When entering the Attic I quickly noticed that the disconnect on the upstairs unit was flipped off. I turned on the disconnect and the system began running within normal limits.
Arrived for AC tune up System of and very dusty and inefficient Refrigerant is high to compensate for restriction on the low side Capacitor is oversized to compensate for high starting amps due to over pressure refrigerant Disconnect is warped from weak connections Quoted all repairs Electrician scheduled for Wednesday the 18th after 1 to evaluate existing solar panels and quote moving the ones at the back of the lot Comfort Advisor Thursday the 19th to quote generator, HVAC, and solar panels dependant on the electrical evaluation Per Mark W. Send electrician Nate and no one else
For this job I performed a super tune-up on both systems. No significant abnormalities were noted during inspection on refrigerant portion of the systems. Both systems were amping over rla rating on data tags. I recommended installing either hard start kits or soft start kits for both systems. I recommended a repair on a burnt wire. I recommend it starting a membership for discounts and benefits. Homeowner opted to have burned wire repaired at the moment and declined all other suggestions. Thank you for choosing comfort experts have a great day!
For the evaluation I showed up to the customer's home and the coil was freezing up. Filters were good and not obstructed so I gauged up where I had a below freezing saturation temperature and an extremely high superheat for this piston meeting device indicating the system was low on refrigerant. I spent well over an hour leak searching the evaporator coil and could not find a definitive hit on a leak. I went to The Outdoor research to condenser with the same results and when I opened up the service ports the saturation line straighter valve was just loose enough to where I could see refrigerant bubbling out and on the inside of the cap it was full of refrigerant. Our place is trader valve and charge the system to a 24° superheat.
Performed evaluation Upon arrival system was functioning with 17 Delta Tested drain line and all checks passed – minor water build up in coil pan due to small debree, did not impact drain test Reccomended minor drain clear for prevention Homeowner stated wet switch had activated a couple of times but no water build up underneath unit – when switch was activated – alarm was not present from clicking 0 signs of water build up Reccomended wet switch due to failed performance – switch also did not have felt pad on bottom Installed new wet switch and system is operational with 17 Delta at departure – cooling
