For the evaluation I showed up to the customer's home and the coil was freezing up. Filters were good and not obstructed so I gauged up where I had a below freezing saturation temperature and an extremely high superheat for this piston meeting device indicating the system was low on refrigerant. I spent well over an hour leak searching the evaporator coil and could not find a definitive hit on a leak. I went to The Outdoor research to condenser with the same results and when I opened up the service ports the saturation line straighter valve was just loose enough to where I could see refrigerant bubbling out and on the inside of the cap it was full of refrigerant. Our place is trader valve and charge the system to a 24° superheat.
Performed evaluation Upon arrival system was functioning with 17 Delta Tested drain line and all checks passed – minor water build up in coil pan due to small debree, did not impact drain test Reccomended minor drain clear for prevention Homeowner stated wet switch had activated a couple of times but no water build up underneath unit – when switch was activated – alarm was not present from clicking 0 signs of water build up Reccomended wet switch due to failed performance – switch also did not have felt pad on bottom Installed new wet switch and system is operational with 17 Delta at departure – cooling

Performed super tune up. Uv system was indeed of new bulb, owner was made aware but they declined due to pricing at the moment. No apparent abnormalities noted during tune up. Thank you for choosing comfort experts.
Checked water heater. It is an 08 model heater and has never been flushed. Gave estimate for replacement. Customer would like to check with home warranty first. No work done at this time
Came out for an evaluation outdoor unit was not running due to trip core sensor found a snake wrapped around the shaft of the fan motor removed the snake reset the core sensor and monitored all pressures and amp draw over the course of 30 minutes my findings indicated that the TXV is failing and causing the coils to freeze up which in turn causes liquid to slug back to the compressor raises temperature and head pressure fan motor amp draw was also increasing over this duration indicating that it is compromised and likely to fail again presented homeowner with options and applied for financing however unfortunately she was denied financing we will email her the estimates and invoice allowing her some time to discuss these options with her brother co-owner of the home and then she can call us back
For this cooling tune-up I inspected the customers air handler and condenser. The indoor unit was replaced in 2021 however the condenser is a 2008 Amana heat pump. The condenser is in need of major repairs like a new contactor, disconnect and Whip as well as all new thermostat wiring because the existing is weathered and the individual copper wires are exposed to the elements and will eventually cause a low voltage short. When I gauged up I had a 37⁰ SH with a piston, and a target of 18⁰, indicating the system is low on refrigerant. My overall recommendation is to replace the outdoor system with a more efficient and reliable one. Customer would like to have a Plumber come out for her water heater on Monday 14 April and have a CA come out on Wednesday 16 April.
For this super tune-up I inspected the customer's furnace and condensers for the upstairs and downstairs. On all the systems were running well and both heating and cooling modes however both capacitors for the condensers or out of tolerance and will need to be replaced before the heart of Summer as well as will need a compressor saver kit as both compressors are over amping during startup. I also recommended to the customer installing April air upgrade kit as right now they are using the 1-in filters and April air filters are good for a year and have more surface area to capture particulates to a smaller level. Customer wanted to talk to his wife as well as go through his Home warranty company for the parts that need to be replaced.
For this super tune-up I inspected the customers air handler and condenser, all equipment was measuring within manufacturers specs and running well. The customer does not have any water safety on the primary drain line so I would highly recommend installing that to get ahead of any potential clogs and water damage that may be caused by it.
Estimate to install customer supplied kitchen faucet and run sewer cable through hall bathroom drain. Customer is going to purchase a new faucet and have us come out and install it for her once she has it at the house.

For this evaluation the customers system was not cooling. The indoor was running however the outdoor was not because the compressor was locked out. I reset the Core sensor and got it running and had a 9⁰ SC, with a 30⁰ SH. The LRA was 111 Amps, with a max pull of 109 amps. I recommend the customer's have us install a hard or soft start kit to keep this amps as low as possible. I installed a hard start kit and amp draws went from 111 to 54A. System was left on cooling upon departure.
During this visit I installed a new flame sensor oem piece. System is back online and ready for heating
I completed tune up and provided customer estimate to replace 2 downstairs toilets.
Today during this visit I looked at both heating and cooling. During the tune up I discovered the flame sensor was out of tolerance. The cooling side tested in tolerance but could use an easy start at this point in its life to help increase longevity. Today i cleaned off the flame sensor and got it to work. I will be ordering the oem sensor for this system I'm pauing this call until parts come in.

For this evaluation the customers air handler 60A breaker at the panel was tripped due to overheating. My thermal camera was picking up 110° exiting the breaker equating to 42 degrees Celsius with a trip degree temp of 40°C. The breakers also really loose and since the breaker had already tripped I recommended for placing the breaker with a new one to prevent repetitive breaker trips. Before I installed the new breaker I could hear the old breaker arcing on the ladder indicating that breaker is in fact failing.
On this visit I talked to Tom about his system from 1995. The issue was he didn't have propane in the tank but non the less he wanted to make sure his heater works. While out side he watched me as I inspected the unit. I did make sure the system worked and I also talked about system replacement. He says not going to replace it.
