Jake came to our home after a capacitor failed in less than a year. He checked the circuits and said all was well, but a whole-home surge protector could save all our devices. He didn't have one suitable and had to order it. Jake came back and quickly installed the surge protector without turning the electricity off. I appreciate that because I work from home. I appreciate Jake pointing out that current building code requires all new homes have whole-house surge protectors. We've had UPS backups destroyed by spikes in voltage.
AC capacitor went out — again. Capacitor was replaced and electrician called to check electrical and determine reason capacitor didn't last 1 year. Electrician checked circuits, praised state of electrical box, and recommended whole-house surge protector which will be ordered and installed next week. Both technicians explained findings and got AC working quickly on extremely hot day.

Blake arrived and diligently worked to diagnose the system and confirm. He communicated the issues to me very well. Sometimes service people can be abrupt or condescending or unwilling to fully explain. This wasn’t the case with Blame.

For this evaluation the upstairs system was not cooling, furnace is running but the outdoor unit was not. Going to open up the condenser the board was giving an l6 fault or Open start circuit lockout. When I measured the capacitor, the herm side was completely dead. The hard start capacitor was reading 216 MFD. I replaced the capacitor under warranty and system started running. I'm scheduling an electrician to come out to the customer's house for today 20 June because this is the second time we've replaced the customer's capacitor for the upstairs system in less than a year. All high voltage connections were tight however the customers panel is 35 years old and there are a number of breakers that are loose on the rack and the customer also stated that had a few electrical issues and their generator came on randomly on its own with even though they still had power.
Arrived onsite customer had a lavatory drain leaking in upstairs bathroom. Went ahead and ran cable through and cleared stoppage tested after repair was made everything working properly.
6/20/25 Came to job to look at panel and see if there was any issues electrical wise, causing the capacitor to go out multiple times pulled panel cover off and panel had everything needed grounding, wise and code wise Except for a surge protector so talk to them about that and we’ll be back on Monday to install it

Today we showed up for a complimentary plumbing inspection, due to homeowner selling the house. We walked through the house and inspected everything. On arrival system off. Customer stated system was popping fuse. Ohm tested contactor, it should read 10-20. It read 1.2 and was popping the fuse. Once contactor was replaced system cooled as intended.

All three outdoor units in good condition, replaced one 45/5 capicator reading 40. All three systems cooling as I left.

Recommended April aire filter upgrades due to current poor filter fit. Customer wanted us to inspect water heaters in attic. Water heaters replaced in 2019 customer is selling home. Water heaters look to be in good shape no concerned on units at this time.
We have completed the inspection his GFCIs are good all are functional and his panels look great I'm he does need a surge protector but as he is about to sell the house the investment isnt something he's interested in

Generac was not connecting to the phone app. Performed a hard reset on the generator and the phone app. System working properly and was connected to the app upon departure.
For this super tune-up we inspected both the upstairs and downstairs furnaces and condensers. All equipment was measuring within manufacturer specs and running well in both heating and cooling. The customers are selling the home and are not interested in investing any money in the systems. Customer would like an electrician to look at their GFCI receptacle in the kitchen, they have replaced it once but it continues to trip.
Today we showed up for a membership plumbing inspection we checked all water supplies and waste drains homeowner expressed her concern about both bathroom sinks draining slowly after testing them they were backed up and holding water we tested all of the water shut off throughout the home there was only one that we were unable to shut off due to it being seized this was the hot water supply shut off for the bathroom sink the homeowner opted to replace this today as well as have us unclogged both bathroom sinks as a courtesy we replaced the supply line to the shut off that we worked on today to ensure no leaks in the future thank you for choosing comfort experts!
Ran STU on system. Dual run capicitor was out of tolerance, in rush Amps were over lra on data plate, and evap coil was dirty and had some bio growth. Discussed replacement for the dual run capacitor as well as add ons for other issues. (IAQ200, aprilair kit, and soft start) Owner declined any add ons or replacement parts at the moment.
Thank you house for electrical inspection and had some issues outside at the meter and disconnect, so talk to customer about it and it's a duplex and she owns half of it. But the other owner also is sharing the same power so I don't know how that works. So customer is going to reach out to Condominium complex to see.
