Arrived to water coming from the secondary drain. Found that the primary drain. Had a blockage that was preventing proper drainage. Secondary drain had no p trap and wassucking in air preventing proper drainage as well. Cleared drain, added a drain treatment, added a p trap to the secondary drain as well. Performed function check of all drains. System running and cooling the home upon departure.
Upon technician's arrival technician talk to homeowner and found what was going on technician then found below a motor to be running technician went to thermostat to get code found that the blower motor is not working properly at this time the module is reading ol on ohms Tech is going to call home owner tomorrow
Completed tune up on system from 2019 it is a pain straight cool electric heat check both indoor and outdoor units indoor unit has biological growth buildup and the blower wheel is dirty so I recommend a UV light and a blower cleaning as far as the outdoor system capacitor is well within manufacture spec unit is pulling a hundred amps on startup even after cleaning compressor and fan motor amp within manufacture spec while running as far as the outdoor I recommend a compressor saver and surge protector unit is a little low.
Tub faucet leaking and bad aerator in guest bath lavatory. Replaced cartridges, springs, and cups in delta faucet and replaced aerator We will rebuild tub faucet in guest bathroom
Faulty fill valve. Install new fill valve in Kohler toilet in hall bath Replace fill valve in hall bath toilet
Upon technicians arrival technician found that the system was short cycling due to drain being clogged. Technician cleared drain and made your system was working properly
2012 Goodman Dual Fuel Furnace Checked and tightened all electrical connections Customer recently changed filters Drain was clear and draining Blower motor and wheel were acceptable Blower cap was within manufacture range Evaporator coil was acceptable 2012 Goodman Heatpump Checked and tightened all electrical connections Dual run capacitor was within manufacture range Primary electrical unit was acceptable Refrigerant levels were acceptable at this time Fan blades and motor were acceptable Condenser coils were acceptable Cleared debris from bottom of the unit Washed condenser coils from inside out of Waxed top of the unit
System was tripped on high pressure lockout. Reset system and ran it, Heatpump was running in heat mode. Found that the reversing valve was not getting energized. Checked voltage at C to O got 24v, checked where reversing valve plugged into board and only got 14v bypassed at plug ins and connected reversing valve wires to C and O at board so system will still function as should. Left system in cool and changed filters

He currently has no issues but I did talk to him about the fact that since he has two meters he most likely is paying a flat fee on both of them and if he was interested in possibly getting one of those rerouted to the main panel on the pole but he is not at this time
Customer states that the two bedrooms are very warm. Customer recently added an addition to the home and has uneven air flow. New duct work was added to most of the home except for the two bedrooms. Air is bypassing the bedroom ducts and favoring the main 16 inch duct that is feeding the new plenum to the rest of the house. Comfort advisor is scheduled to meet with the customer regarding re engineering the duct work and do a load calculation of the home to ensure the unit is sized properly for the addition. Customer has $120 credit he would like to put toward repairs.
Closet downflow. Compressor short. Trips 40amp breaker. Indoor unit on a 70amp breaker. Heavy airflow restriction on evaporator coil. Blower extreme buildup. Compressor OHM verified short. Disconnect is bypassed by another company. Dual run cap had melted last night per homeowner. Homeowners agreed to have CA call for a pre approval. CA appointment set for 6/3/25. System down, children in home.
Upon arrival tech found that home owner had stepped through the return technician went under the house and put it back together the system is operating properly at this time

Pawn technicians arrival technician found that master bedroom system was down tech found the fan motor was not running technician found that there was a stick that had fallen down it's blocking the fan from moving tech omh the fan motor everything is coming back okay right now technician is talking to homeowner explaining that thing could go out in the future tech found everything else to be running properly at this time Tech does recommend home owner changing out filters
Upon arrival customer informed that home inspection found a split 11 degrees ran system for 20 mins and had a 19.5 degree split.
I have replaced the breaker and wire going to the condenser to comply with the data tag
ELECTRICAL TO HVAC Need a tech to look over his system tomorrow afternoon at the request of house inspection Me and Jake will return tomorrow to install new wire and a breaker for the compressor 50 amp and 8 wire general electrc breaker
Tech talked to homeowner and explained everything that happens and what need to happen
Technician found bracket to blow motor is broken technician has a comfort advisor coming out went homeowner is available technician installed new bracket and found blower bearings are done there is going to need to be a x13 blower motor ordered whenever technician talks to homeowner
Technician arrived to customers home and asked questions to homeowner about home. Technician then grabbed tools and started in air handler in attic. Technician took panels off and inspected blower wheel looked in good condition, plenums looked in good condition, evaporator coil looked clean, blower wheel capacitor was in range, insulation was spray insulation on ceiling which was good. Technician moved to outside condenser unit and took electrical panel and checked capacitor was in range, contractor looked in good condition, homeowner said she had a hose bib for technician to hook up water hose but homeowner was unable to find hose bib, coils on condenser where not clean, technician did get inrush reading or 56 amps, aswell as refrigerant levels lookin in decent condition due to coils not being clean. Technician talked to homeowner and she said it was fine. Technician went over home questioner with homeowner.
Upon arrival Customer stated the thermostat was not working properly. During evaluation found the system was not coming on while thermostat was calling for cool. Fan motor came on immediately but Condenser never came on. Fan setting on thermostat was set to auto but Fan was constantly blowing and no why call at unit when thermostat said it was calling. Removed thermostat and jumpered R, G and Y. Fan and Condenser came on. Internals of thermostat are not working properly thermostat needs to be replaced
