Job Locations
For this evaluation the customers furnace was intermittently heating. She stated it would sometimes blow hot air and other times coil air when there was a call for heat. While inspecting the furnace, it was shutting off after the flame sensor before the blower kicked in indicating the flame sensor was faulty from corrosion. Additionally the igniter was corroded and scorched which can lead to it failing as well. I spoke with the customer about what I found and explained that her system is out of warranty at this point and that there is a possibility of other components failing, as well as that starting January the EPA mandated that all new systems be equipped with R32 or 454B refrigerant which is semi flammable. I explained that a new system would be about 20-30% more expensive come the new year, and that she can get a more energy efficient system now and that would reduce her energy bills. Customer stated she understood what that means as well as the price increase from the switchover
Today I performed a heating tune-up on a 9-year-old gas furnace checked everything regarding safety reliability efficiency and indoor air quality everything is operational and functioning as it should my only concerns are with the drain pan and the drain line itself the drain line was improperly designed and does not have a vent past the P-trap there is also no form of drain safety and the drain pan itself is already resting its way through recommended replacing the drain pan installing a drain safety switch and rebuilding the drain line bringing it up to code the homeowner chose not to take any recommendations today explaining that he plans on moving soon customer is aware of the safety risk and potential water damage

Came out for a new customer heating tune-up she had concerns about her filter noise levels coming from the unit while running and master bedroom being uncomfortable explained the need to use the ceiling fan in the bedroom to properly disperse the air through the room also checked ductwork and didn't find any issues the filter was severely restricted hadn't been changed in over a year homeowner bought a new filter and I replaced that for her today addressing her noise concerns recommending replacement of the variable speed motor and the inducer draft motor both are emitting irregular noises likely due to the strain of not changing the filter regularly and the extra humidity from the drain line being clogged also found organic growth inside the unit on the coils and rust throughout different areas of the unit including the coils and the supply plenum ductwork and blower wheel is very dusty also the Flames for the gas furnace are dancing even with the blower door sealed inspected the heat
On arrival both systems running and cooling. Upstairs system had a delta of 12 and a superheat of 32 with a target of ten. Downstairs cooling was great, only issue is the compressor overamping on start up and the uv bulb burnt out. Both furnaces ran as intended. Recommended replacing upstairs system due to age and condition. Visit is scheduled for Friday from 3-5.
On arrival system running and cooling. Switched to heating and furnace ran as intended. Customer would like to pursue duct cleaning in new year.
For this evaluation I inspected the air handler and condenser, heat strips and Delta were within range. The contactor on the condenser was buzzing loudly indicating there is a likelihood of failure in the future. Additionally we found a leak in the evaporator coil after leak searching. We spoke with the customer about replacement and went over pricing of each. Customer wants to wait to replace until the new year and get different quotes from other companies first.

Arrived for heating tune up All heating components are in tolerance Replaced filter Reccomended IAQ200 UV upgrade Capacitor and compressor saver are good Installed Drain pan treatment Installed new UV Germacide bulb System left on cool at exit
On arrival system running and cooling producing a 16 degree delta. Indoor unit was clean but the filter fit poorly and the uv bulb was in need of replacement. Outdoor unit passed all electrical testing. With customers permission I installed new bulb and drain treatment strip.
Arrived to eval Customer stated the master bedroom gets really hot Ran test and the system has a 4 delta. Recommend to get the windows tinted or replaced, get home warranty to check for leak, replace suction line service cap, and fix where leak is coming from and add refrigerant to the correct Superheat. These recs are based on what I can do right now. Customer stated that she has a home warranty company and will have them come out and do the work.
08/19/24 TS- cleared upstairs bathroom sink drain. Clog was a few feet in the wall.
08/19/24 Ts- psi on house is 75nand drops to 40 psi with any faucet on. Low pressure causes the house water pipes to vibrate. Suggested replacing old prv with new. There is city work on the main across the street but they said there done now and issue remains Customer said they need a day to think it over
For this evaluation the customer stated there was a loud noise coming from the attic at random times and when the toilet was flushed, and that the system was having a hard time keeping up sometimes. At the air handler everything was normal and I did not see anything loose or obvious signs of what could be making the noise nor did I hear anything. At the condenser amp draws were normal and when I gauged up I had a 9⁰ SH, 6⁰ SC. I do think the customer should have a plumber come out to address the water pressure and pulsating affect they are seeing.
Arrived for two system CTU All components were working and everything was in tolerance besides the indoor blower caps on both units Recommend Duct Cleaning level 2, indoor caps, and compressor savers, and membership Wants to talk about replacement Comfort advisor 08/19/24 6-8
Arrived for eval Customer stated they have had a lot of campiness out saying they need to replace indoor coil due to leak Ran test and found out that the indoor coil has a leak and is super rusted, outdoor dual cap is out, outdoor fan is pulling the max Amps, and system could use a hard start Recommend indoor coil, dual cap, fan motor and compressor. Also gave option to replace with comfort advisor Customer will be going out of town.
