Today I performed a warranty heating tune-up checked everything indoor and out wash the coils everything is running and functioning as it should and customer has just about every Improvement accessory available only recommendation was a drain switch but the customer keeps up with white vinegar down the drain line once a month and decided against it no issues found no repairs made
8/5/24 Will need to return to install new supply grilles for the living and dining area. Customer would like us back out on the 26th of August. The two grilles in question are to it 10x10x9 supply boots. 8-29-24 Installed two 10x10 supply registers.
Duct cleaning completed
For this job we installed an IAQ 200, installed a pan strip in the coil drain pan, and cleaned the customers blower wheel.
For this cooling tune up I inspected the air handler and condenser. Inside the condenser the blower motor was pretty dirty with Bio growth inside it and on the wiring. At the condenser the capacitor was out of tolerance, and there is no compressor saver installed. Refrigerant levels were within range. I recommended a compressor saver and replacing the capacitor.
Arrived for system evaluation Found blower motor fan off rod Reconnected wheel and tightened bolt System evap coil frozen - melted ice System working System left on cool at exit
Returned and installed warranty blower motor. When I left system was running and cooling.
On arrival x-13 blower motor was failed. Pausing call so that we can order new blower motor under warranty.
On arrival system was running and cooling with no issues. Per the home inspector the emergency drain line (used only if primary line clogs) was not level. I re leveled the emergency drain line. When I left system was running and cooling.
Completed an annual HVAC tune-up for a customer. This tune-up involved inspecting and cleaning the system and checking for any potential issues. The customer's unit is running well for the home.
For the super tune-up I inspected the air handler and condenser, all equipment was measured than manufacturer specs and running well. Customer express interest in a compressor saver / hard start kit which I installed for them.
For the schooling tune up I inspected the air handler and condenser. Everything was measuring within manufacturer's specs and running well. My only concern is the drain line which was slow to drain while I was pouring a gallon of water to flush it. I could see bio growth in the p-trap which was causing drain issues. Additionally the UV bulb was burned out so I recommend replacing that as well. Lastly I recommend surge protection for the whole home as there were a number of blown fuses sitting on top of the air handler.
Performed STU on system. Both units are functioning properly in both heating and cooling. All components are within operating specs. Installed IAQ 200 and moved customer to home budget and protection plan

During inspection verified that system was working properly Spoke to customer about some recommendations for the system to protect the system Customer wanted to email the estimate over so that they could discuss if they wanted to move forward with any of the recommendations
Arrived for STU. Replaced filter and UV bulb. Drain is clear. Blower and coil very dusty, with biological growth, Recommend UV system and cleaning. Heatstrips fine. Washed condenser coil. Capacitors, motors and refrigerant fine.
This system has a bad zone control braod not send 24v to the damper. I forced damper open for the home owner. He wants to check his warrenties to see if you can solve this issue through them. I recommend a mini split to tackle some of the heat load issues.
Slab leak. Run new line From water heater to master bathroom to replace hot water line that is broke in thinsulate. New waterline, everything working properly at this time.

Found compressor to be grounded out. Will need to order and replace.
Disconnect was off, turned Disconnect on system is operating normally at this time.
Ran heating tune-up on unit. All amperages tested good, capacitor tested good and heat strips tested within tolerance during heat. Found temperature delta to be low and filter dirty. Also found that UV bulb had not been replaced. Replaced both UV bulb and filter media. Cleaned off outdoor coil and unit was running as normal.
Cap was blown upon arrival and control board locked out on open start circuit replaced 35/5 mfd dual run system is now on and cooling. Refrigerant level is normal. Filter changed.
