Tech Cody arrived to customer's home and met the homeowners. The homeowner showed my where the unit's emergency drain line terminates outside. The line was dripping and the ground beneath it was stained with rust. Indoors I found the emergency drain pan filled and the drain switch not seated all the way so it wasn't able to trip and shut off the unit. The primary drain line was clogged. The system had a temperature split of 19 degrees, the coil was clean, the blower was clean, the heat strips functioned properly and the static pressures were good. Outside I washed the coil and waxed it, the compressor and fan motor were operating within manufacturer range, the refrigerant levels were within tolerable levels after the washing and the auxiliary and primary motor starters were in good condition. I shared my findings with the homeowner and they wanted me to clear the clog. I cleared the clog out of the primary drain, installed a antimicrobial pan treatment bar into the drain pan and vacuum

Upon arrival techs Cody & Hunter where shown to the thermostats, units and the condenser. Tech hunter went out side and hooked up the guages once the guages where hooked up tech noticed that the unit was low on r-22. Tech Cody found the leak in the coil. When we went to look at the wiring tech hunter found three rats in the wiring. We hooked the gauges up to the second unit the supper heat was at 2 due to the strain on the unit trying to keep up with the heat. Comfort Advisor coming out nest Saturday. The homeowner would like for the office to call and set a time for a electrician to come out.

Tyler L has completed an electrical evaluation upon inspecting all three of her panels they all look perfect the workmanship is good connections are tight around the neutrals are separated in the sub panels but bonded in the main they are all very well maintained he did have a GFCI in her shed that got burnt up due to a small Ford leading to a large heater Plumbing acceptable Water heater is corroded and leaking cust ppm is in the 1000 causing appliance issues throughout the whole house Recommended looking into water heater Cust had complained about one shower being hotter thenthe other about a 7 degree difference cust wants to fix issues herself

Got uv system installed and microbial mist sprayed into the system to maximize cleanliness of the system

During inspection verified that system was working properly Spoke to customer about recommendations for the system and some of the promotionals we are currently offering for this month and customer wanted to go ahead and do the uv germicidal light and also do the promotional for the microbial mist Customer wanted us to return on 2/16/24 to install the uv system and do the microbial mist Customer paid in full to secure date to return

Rheem straight cool condenser with propane furnace installed in 2015. All electrical connections are tight with no corrosion. PSC blower motor and capacitor are acceptable. Blower wheel is clean. Evaporator coil is clean. Gas pressure and ignition are in range and working as they should. Heat exchanger is acceptable. Refrigerant levels are in range. Compressor and condenser fan motor are working as they should. Cleaned the condenser by backflushing with water and took all leaves out of the bottom pan.

Brian and Tyler will make estimate on the hot tub circuit and heated floor circuit for these customers

Cleaned indoor coil blower motor return plenum and blower motor compartment as well as all supply and return ducts and registers

Me and Brian H will be coming back the 26th to talk to her about possible projects including installing heated floors in one of the bathrooms and putting in a new circuit for a Jacuzzi as well as other items we will also be bringing a new mechanical time clock in case we can't get theirs to work for the wall sconce

12/05/23 - basic plumbing check-up

10/31/23 Tyler S- waterheater tank is shot and burned out elements after it drained low enough. Connections are still good but biggest problem is space and it's located in the attic. Tank needs to be 46-47" tall and less then 26" w8de in order to get it up the stairs case. 2 person job. Will need either Mark W or Ian on install

Float switch compromised. Disconnected and re-wired and power passed through to compressor turning it on. Compressor is rejecting heat properly. DeltaT 21 degrees. Installed new float switch and wired into R instead of Y. System is fully functional.

Blockage in primary drain was causing the drain switch to keep the system from turning on. Cleared drain and added drain treatment.

Will return to install customer supplied faucet, there current faucet is leaking. Slowed the leak down and showed Cust how to shut water off Installed garbage disposal Cust needs electrician to give an estimate on fixing outdoor lighting Cust request that I return two weeks from today to install kitchen sink faucet

Trane heat pump with air handler installed in 2020. All electrical connections are tight with no corrosion. Ecm blower motor is acceptable. Blower wheel and evap coil are clean. 45mfd compressor capacitor is within tolerance. Compressor and condenser fan motor are in good working order. Refrigerant and air flow levels are in range. Drain switch and compressor are installed.
