On arrival loft damper was not receiving a 24 volt call to close. Once wires removed and tightened at all connection points damper opening and closing as thermostat calls for it.
On this job I inspected both heating and cooling side. The system is has a 8 subcool and 18Td. Components on the cooling side are in tolerance. The gas furnace test in tolerance. The only recommendation i have to add longevity is a new easy start and some uv for the furnace and evap coil.
Quoted a 24k heat pump outside unit only and a 48k heat pump outside unit only for $18,100
Left estimate for homeowner to get the items taken care of will need to pick up material for job to return to complete job tomorrow morning. Homeowner left while onsite so will need approval before starting work.
System for media room is low on refrigerant and Capacitor is out of tolerance and two other condensers capacitors are out of tolerance Delta on the three system are good changed filters and poured vinegar down drain lines and cleaned condensers

For the super tune-up I inspected the downstairs and master bedroom units. Both systems are running well and all of them it was measuring within manufacturer's specs. I got the customer signed up on a level four star plan for 10 years of parts and labor warranty so it will cover the Nest Thermostat that has failed.
Pausing call for tomorrow. TECH NEEDS 407 OR R22. Plan is to replace system, needs refrigerant in the meantime.

Arrived to customers downstairs unit not cooling. Found the supply plenum had disconnected about 1/4 of the way around. He said he used a spray and tape to reattach and seal the plenum and upon doing so system was blowing harder and cooling the downstairs like it should.

For the schooling tune up I inspected to furnaces and two condensers. Both systems were cooling however I did find a number of problems related to each system. Starting inside at the furnaces both supply plenums had quite a bit of Bio growth inside resulting not only in allergies to the customer, but also clogging the drain line as the customer stated he has people come out in the past to clear the primary. Outside both fan motors were over amping, the downstairs capacitor was out of tolerance, and the downstairs system had a 1° superheat meaning the system is actually overcharged. Customer did say he had the system topped off with r22 2 years ago. Both contactors were pitted, buzzing and showing signs of potential failure in the future. I spoke to the customers about what I found and my recommendations with my ultimate recommendation being system replacement. I recommend doing this before January of 2025 with the new refrigerant change and price increases. An appointment with a comf

For this evaluation I showed up to the customer's house and they stated the thermostat was going blank and not cooling. I got in the Attic the upstairs unit was the one I was looking at, it had a full switch and there was water in the secondary drain pan. I talked to the customer about the drain line need to be cleared as there has been a clog that is developed which is not allowing the water to drain. Customer allowed me to clear the drain line afterwards I poured a gallon of water down the drain line and it drained like normal. Additionally at the condenser the low side compressor capacitor was out of tolerance reading 14/30MFD. I told the customer that will need to be replaced to prevent the system from going down again as I had replaced the high side cap a couple of months ago.
I quoted a level 3 48k gas horizontal for $14,189 after a 10% discount and $600 off for a part the technician installed recently. Customer wants to get another quote to compare
For this evaluation I showed up to the customer's house and they stated the unit had stopped cooling but the indoor unit was blowing hot air. When I took a thermal image of the register air was blowing out at 101° and at the condenser the fan motor was not spinning but the compressor was short cycling trying to turn on. I opened up the electrical panel and the capacitor was bubbled and when I measured it it was out of tolerance. I replaced the capacitor with a new one in order to gauge refrigerant levels which turned out to be within range. I spoke to the customer about the upcoming refrigerant change and recommended system replacement, customers will wait and get back to us when they want to discuss it further.
