Electrical was thoroughly checked, with expert observations! AC unit quality was later thoroughly checked by technician 12. The unit was found to be operating very well. Thoroughly inspected and cleaned my compressors identifying defective capacitor as reason compressor has been making unusual noise when running that needed to be replaced. Showed me pictures of everything inspected and verified to be in good condition. Answered all my questions. Clean and friendly.
I've been using comfort experts for about 2 years now. Just recently had a electrical system check performed and I must say my technician, Tyler Lawyer was very thorough and quick! For this job I performed a diagnostics on the existing water heater, the pilot light was out upon beginning the diagnostics. I got the pilot light lit and the burner assembly fired right up. Heater is now functioning properly. House has hot water restored, service fee waived with membership SF.
Upon arrival for tuneup system was on in cool and thermostat was satisfied at 70 Homeowner provided filter to replace, went ahead and began with replacing filter with new provided one Lowered thermostat to get unit to start cooling and went into attic to begin I started with checking temperature delta, system was cooling with an 18° delta I then checked blower motor, which had some biological growth on fins but was in good condition I then checked electrical connections and had to tighten a few Checked evaporator coil and it is clean and in good condition Lastly I poured some bleach down the primary drain line and chased with 2 gallons of water with no back ups I moved to outdoor condenser unit and started by checking condition and functionality of disconnect, in good condition and operating as it should. I flipped disconnect to kill high voltage to unit I then removed condenser fan and placed it to the side, fan motor in good condition I cleaned out condenser coils from inside ou

For this evaluation the customer's Chief complaint was excess humidity in the home with her nest thermostat telling her the humidity was 60% in the house. When myself and Colby replaced the evaporator coil we put a piston metering device in however we accidentally charge the system based off of sub cool and not superheat. When I gauged up I was reading a six degree superheat however based off of the Piston chart the system is needing an 18° super heat to be properly charged. I recovered some refrigerant out of the system and was able to get it to a 18° superheat that's exactly where it needed to be and that should fix the humidity issue in the home. I also factory reset the nest thermostat and reset it up for to the customer to recalibrate as my psychrometer was reading 45% and the best was reading 64% after adjusting the refrigerant charge. I spoke with the customer about having Zak come out on Monday for some air flow measurements and evaluation.
For this call I performed an evaluation. The system was not cooling at all upon arrival. I successfully found a leak in the evaporator coil. I gave the homeowner an estimate for repairs and also spoke about new systems running on new refrigerant. Homeowner needs time to weigh in options but may call back for repairs or CA. Today we showed up for a complimentary plumbing evaluation. Upon arrival homeowner was having air built up in the lines and it was releasing from the tub spout. We recommend to install a water hammer arrester on to the plumbing system. That should absorb pressure that is being built up. You also could install a expansion tank at the water heater and that as well should solve your issue. Thank you for changing comfort experts!
For this job I performed a evaluation. Upon arrival homeowner stated that they had an electrician come out to their house because the AC kept tripping their breaker. The electrician told them that there is something grounded and it's coming from the HVAC side so they had to have someone come service it. I tested the compressor continuity at each point and showed the homeowner that the compressor is in fact grounded. Recommended either having rec work done for a compressor to be changed out if the owner is able to find warranty or for a comfort advisor to give an estimate on a new system. Homeowner agreed to have a comfort advisor come out to give them an estimate so they can weigh their options. Comfort advisor scheduled for Wednesday 7/9/25 homeowner is unsure of their work schedule and make call back to reschedule the comfort advisor. Thank you for choosing for experts, have a great day!
Or this job I performed a evaluation. Upon arrival homeowner stated that they feel like the system has not been cooling as efficiently since last visit but they aren't sure if it's because it's been hotter or is missing refrigerant. During inspection I did not see any significant abnormalities what refrigerant or Delta levels one checked. I use the thermal camera to check the supply and return plenums and could see that there was cold air leaking out of them. I recommended properly sealing the plenums to help air not leak out. The homeowner mentioned that their wife has severe allergies, I briefly spoke about the best option for people with allergies installing a upgraded filter system and a UV system. Lead set for IAQ specialist, to look at system and give estimates.
Came to job for electrical inspection on townhouse and everything looks great only 4 years old and has GFI protection afci breakers everything it needs to be up to code all the grounding it needs even has a surge protector so house is up to date
For this job myself and Colby came back to replace the customers evaporator coil. We took the old one out, brazed in the new one and pulled a vacuum below 500 microns as well as performed a decay test on the system which it held. Charged the system to a 10⁰ Subcool and the system was producing 21⁰ of cool air.
Pricing on this estimate is to locate the source of leak causing the valve box to fill with water. Comfort Experts will excavate the area around the valve box tracking the water line to locate the source of the leak. While excavating we located a 3/4" Pex water line that was not tied into anything, with further diagnostics it was determined to be the water softener discharge line. It had been run into the ground, and left there. *The problem, is the softener system. The system is not cycling properly, causing a continuous flow of water out of the discharge line. In turn filling up the valve box and flowing out to the street.
This service call was made by contractor that was working on homeowner's roof found loose 24 volt wire at condenser fixed wire unit now working properly free on levels good collected payment by credit card
For this job I performed a evaluation. Upon inspection I suspected that the system was low on refrigerant due to hot suction line coil. I leak searched the system and found they leak in the indoor evaporator coil. Homeowner has p&l warranty. Homeowner was made aware that they will be a $550 charge for refrigerant. We need to order the evaporator coil and call to schedule when it arrives.
On this visit looked at both sides of the system. Cooling has a 15° superheat and 10° subcool. The system has a hard start installed by last service company. I recommend removing that and replacing it with a soft start made by micro aire. The benefits list of of this are long. This device has the ability to protect the compressor from surge and increase longevity and reduce inrush by 75% .
