Found leak in evap coil. Unit is not under warranty. System is a 5-ton heat pump has had nothing but issues since he bought the house have given options for repair versus replace since system is not under warranty anymore a bedroom is hot during the summer and hot during the winter possible design for ductwork on that one unit is a train XR
Found drain line clogged up per homeowner. Flush drain line and felt resistant and poured a gallon of water down to verify drain was clear.
Arrived to no cool. Failed 45/5 dual run capacitor was cause of no cool. Replaced capacitor with a premium dual run capacitor and performed function check. System running and cooling the home upon departure.

Cooling tune up performed today on a Trane inverter heat pump installed in 2021. All electrical connections are tight with no corrosion. ECM blower motor is acceptable. Blower wheel and evaporator coil are clean. No drain protection has been installed drains are clear. Compressor and condenser fan motor are acceptable refrigerant levels are in range. Outdoor unit was washed and waxed. Customer has two 200 amp panels that service the home. One panel has surge protection but the other does not. Both panels need to have surge protection in order for the home to be protected. Need to add a surge protector and a drain switch to adhere to code compliance.

Performed Tune up on 15 year old Carrier. System is running and cooling as should but evap coils are heavily rusted and emergency drain pan is heavily rusted, no drain protection. For this job I provided the customer with an inspection of their water softener system. She stated she has never done anything to the unit, as far as upkeep and maintenance. The system is still operational, but would require a treatment to the storage tank. Plus there is salt still inside the water storage tank that would need to be removed and refilled will more salt

Cooling tune up performed today on an Ameristar heat pump with air handler installed in 2017. All electrical connections are tight with no corrosion. Evaporator coil and blower wheel are dirty and should be cleaned. Refrigerant levels are slightly off due to the dirty evaporator coil and blower wheel. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed. Highly suggest a level two duct cleaning that will clean all of the ducts in addition to cleaning the blower wheel and the evaporator coil. Customer has signed up for the home and budget protection plan.
Ecobee room sensor was off by 4 degrees. Customer did not want the ecobee room sensor in use, sensor was disabled at this time. Left system in cool mode

Electrical – 5/19/25. 2 location noticed high voltage wires outside of proper junction. Plumber – 5/19/25. Concerns about toilet gurgling and possible vent stack cleaning. CA for condenser unit – 5/19/25 afternoon. An awning has been on the outdoor unit for a long time restricting proper heat rejection. Stressing components out which reduces efficiency and longevity. Expired manufacturer warranty. Homeowner will remove awning soon. Dual run capacitor is failing. Thermostat is incorrect and not allowing proper function. Condenser fan motor is not reaching RLA. The awning is a major issue do to the incorrect refrigerant readings by any well trained professional. All of my readings indicates improper charge of refrigerant. We discussed IAQ as there is ever so slight onset of biological growth present in the indoor unit on the evaporator coil head. 1" filter. No primary SAFTEY float switch. TESP tested within manufacturer tolerance. Homeowner to make a decision after CA appointment.
Cooling tune up, technician started in attic furnace, blower wheel looked clean, evaporator clean, drain lines clear had safety switch, pan in good condition, plenums in good condition, insulation r30, electrical readings in range, wires in good condition. Condenser unit coils cleaned in and out, waxed units shell, refrigerant levels in range, capacitor in range aswell, contactor in good condition, system on attic did have a uv system. Overall system in good condition working properly, no issues upon departure.
When technician arrived the AC was running house about 75. Checked refrigerant pressures including superheat and subcool, checked contactor and capacitor, checked blower, coil flushed drain and washed condenser coil. Found contactor pitted pretty badly also dual run capacitor tested low should replace. Temp splits around 21 duct pressures test OK. Replaced both parts tested unit working ok Replace dual capacitor, contactor, and sign3d customer up for membership.
