Today I showed up for a membership tune up however upon arrival the homeowner expressed his concerns about the system not running like it should it was cutting out intermittently this was due to a clogged drain line tripping the water safety switch homeowner agreed to have me unpause my assessment of the system after finding a failing capacitor on the blower motor indoor I shifted outside and realized that the system is severely low on refrigerant it has a TXV and is only showing 0.7° of subcool superheat is about 18° and Delta is between 17 and 18 degrees at this point homeowner expressed his concerns for needing to leave for an appointment I tried to lock in a time that would work for his schedule for us to return however he says he needs to sit down with his wife and figure out what works for them and then call us back customer has been made aware of my concerns and understands that he may experience failure in the meantime before we return due to the time constraints I was unable t
Checked high and low volt connections at indoor and outdoor Poured 2 gal of water down drain line Checked charge Delta t of 22 79 return 57 supply T stat was set for 72 customers home was 79 all day unit finally turned on shortly before my arrival I found the old t stat had the code for low battery displaying Went ahead and replaced t stat with a t-4 Honeywell the customer was given at the original install left system on in cooling upon departure
Today I showed up to complete Rec work for Garrett of a warranty coil installed new evaporator coil with new TXV pressure test and vacuum went well added refrigerant and left it 1° from satisfying the thermostat with a 19° Delta and a six degree subcool ASPT47C14 -1807463609
for this job, I did a super tuneup. Delta was good. Filter had recently been swapped. Drain line tested clear. Poured bleach down drain line. UV bulb still on. Heat strip amp draw good. At the outdoor unit, capacitor was good. Running amps and in rush were good. Refrigerant levels were good. All connections tight. Washed out coil and system was cooling and running when I left.

for this job I did an evaluation. Indoor was running, outdoor was not. Cap was good. Unit not receiving high voltage, checked connections at breakers, everything tight. Reset breaker at the electrical and system came on and was cooling. Recommending an electrician look at the breaker/panel for further eval.
For this evaluation, the customer stated her system was having a hard time keeping up and had been running for over 14 hours a day. When I looked back on the Google nest, Thursday the 21st it had ran for 19 1/2 hours. I took a temperature Delta and the system was only producing a 3° split. I went outside and gauged up where I had a -2° sub, cool and an extremely high super heat, indicating that the system is low on refrigerant and there is a leak due to how the system was installed. I was unable to get the coil door off in order to leak search it so after speaking with my service manager, we went ahead and agreed to order a new coil under warranty and replace it once it comes in. I got the system charged up to a 6° sub cool in order to get the customer by until the new coil comes in.
For this cooling tune up I inspected the customer's furnace, and condenser. For the most part all equipment was measuring within manufacturer specs and running well. Two areas of concern is one the compressor was pulling much higher amps than what it was rated for so I recommended that we install a hard start kit to the compressor as this will lower amp draws and keep it below the manufacturers specifications. Additionally I would recommend we install a whole home surge protector into the main electrical panel as this will protect all the electronics in the home from lightning strikes or power surges and the damage that can be caused from those.
8/30/25 Upon arrival, rain was coming down hard. I let homeowner I'd be happy to begin tuneup but if weather persisted I would not be able to do outdoor maintenance. He recommended rescheduling to another day, tune up rescheduled for 9/2. Homeowner not available until after 4:30. I offered to replace filter but homeowner had already done so.
For this evaluation the customer system was not cooling again, the furnace was blowing air however the condenser was not turning on. Initially when I showed up the customer had the system turned off at the thermostat and when I turned it back on everything started up and was cooling like it was supposed to. The system was showing Previous faults of "Open Fuse", "Short Cycling" and then after multiple times cycling the system on and off again "High Pressure Cut Off Trip" appeared. When I gauged up however my high side prerwas steady around 340 psi or 104⁰F, nowhere near high head pressure. The blower was set to the highest speed and the filter was also clean, additionally the condenser was not very dirty at all. The system had a 7⁰ subcool and a 14⁰ superheat. I poured 2 gallons of water down the primary drain line just to make sure that it wasn't a drain line issue or the float switch. Unfortunately I was unable to replicate the issue however I went ahead and bypassed the high pressure
For this evaluation, the customer system was not running at all. It started off in the attic and checked the drain line. However, the drain line was clear and then connected to the system via cool cloud and the system had a 04 locked rotor fault. At the condenser, the capacitor was measuring within manufacturer specifications. However, the hard start kit was completely dead. Replaced the hard start kit under warranty and the system kicked on and started cooling again. .
Replaced 22 year old water heater installed wanted garage after performing plumbing inspection. Tested after repairs were Made everything working properly.

On arrival dual run cap read 0 out of 45 mfd for the compressor. Once replaced the system resumed cooling with no issues.
For this job I performed an evaluation. The system was not running on outdoor unit upon arrival. I discovered the dual run capacitor was dead on the herm side powering the compressor. I replaced the capacitor for diagnostic purposes and the compressor would not turn. Suspect bad compressor, when gaging up pressures were stagnant due to compressor failing to push refrigerant. I discussed repair option vs replacement. Homeowner stated that they had been contemplating replacement and requested a comfort advisor to give an exact estimate. Comfort advisor scheduled between 7-8. Thank you for choosing comfort experts. Have a great day!
Upon arrival tech found that the filter hasn't been changed since insulation of system technician found that the compressor is getting liquid back into the compressor whenever the system is shutting off technician installed a compressor saber to help prolong the life of the compressor technician found everything else to be working up to standards at this time technician is setting up a quality control 6 months from now to make sure that the compressor is still maintaining and working properly homeowner is going to send a picture of a new filter today to keep warranties and everything up
Performed plumbing tuneup. Gave options for issues found and she will discuss with her son
Came back and replaced the customer's blower motor and set it for the highest speed setting. After doing so we gauged up or the system had a 16° superheat and a 14⁰ SC. overall it seems like the system is functioning exactly how it should.
