Upon arrival systems were in working condition. Looking at the indoor units all electrical connections and components are good. Blower and coils are clean. Drain lines are clear and flowing. Recommended pan strips customer agreed. Looking at the outdoor units all electrical connections and components are good. Capacitors are within tolerance. Amp draws are acceptable. Upstairs unit had compressor saver, but downstairs didn't , recommended we put one on and customer agreed. Left both systems in working condition. Thank you for choosing comfort experts.

Performed a tune up on system. Poured 1 gallon of water through drain and water drained normally. Did find that unit did not have any water safety installed. Tested pressures and amp draws on outdoor unit and all were good. Tested capacitor and found capacitor to be dead. Previous company had installed a supco hard start on unit and hard start was giving high readings. Cleaned off outdoor coil inside and out. Recommended to customer that drain switch and/or a new capacitor would be needed. Found no other issues at this time.

Tech arrived at a warranty service call. Upon inspection, the 35mfd capacitor was out of tolerance and was replaced with a 35/5 capacitor. The capacitor was different than the one it was replaced and wiring adjustments were made. The UV system wete not working and the bulbs were expired. These bulbs were replaced today. #solar The system was functioning upon departure.

Upon arrival for tune up systems on and cooling. Inspected outdoor units. Fan and compressor amp draws within unit specifications. Refrigerant pressures good. Downstairs capacitor within tolerance. Upstairs capacitor out of tolerance. Inspected indoor units. Blower have dust buildup. Coils clean. Drain lines clear. Recommended replacement of capacitor. Left systems on and cooling.

Tech arrived for a service call 45. Upon inspection there were only 2 heat strips functioning. Wires were moved and all strips regained functionality. The drain line connection to the pan failed during the call. A new drain pan is being ordered and will be replaced at a later date. The cooling was disconnected at this time. Holding for parts. Heating was functioning upon departure.

Tech arrived for a STU*2. Upon inspection the capacitora were within specs. The contactorless boards were indicating normal cooling. The upstairs system surge protector was functioning. The downstairs system surge protector was not functioning. This item was replaced and functioning. The filters were very dirty and were replaced. The ducts were also dirty. The blower area were clean. The UV systems were functioning. The drains were clear and bleach was poured. The heating systems were functioning. The customer decided to move forward with 2 level 1 duct cleanings today. Thecleanings are set for Tues Dec 13th afternoon.

Tech arrived for a CTU*2. Upon arrival there was a real estate sign out front. The house was not currently under contract and the normal tuneup fee was left in place. The customer mentioned that the home inspector noticed possible problem with the filter box, drain lines, and delta. Normal maintenance tuneups were conducted today. The downstairs system- The capacitor and contactor were within specs. The compressor and condenser fan motor amps were high. The condenser fan motor was rusted and labored. The refrigerant and delta were at acceptable levels. The system was a little dirty. A duct cleaning is recommended. The customer was informed of the benefits behind adding a Compressor Saver. The upstairs system- The capacitor and contactor were within specs. The amp draws were at acceptable levels. The delay was with in range at 17 degrees. Drain system were clear and bleach was poured. Tape was added around the filter access. Both systems were functioning upon departure.
