Today I performed a super tune-up on a 8-year-old gas furnace under warranty checked everything indoor and out and heat mode and in cool mode flushed the condensate drain line with white vinegar replaced the air filter replaced the medium for the humidifier replaced the UV bulb found the compressor to be over amping and brought this up to the homeowner as we have recommended a compressor saver kit for years now he decided to take this recommendation today as well as signed up for the new home and budget protection plan
Heat tune up on 2005 Payne air handler checked all components filter was changed recently 1 of 3 heat strips not working thermostat needs to be updated and no water protection. recommend upgrade system due to age and condition as well as R22 refrigerant. Customer has home warranty that will fix or replace the system. Recommend having electrical panel serviced.
For this heating tune up I inspected the furnace and also took a peek at the condenser. Furnace overall was running well and he did like it should. I recommended to the customer replacing the UV bulb or upgrading the UV system as well as adding a hard start kit as a system is 12 years old and as they age there's more stress added to the compressor. I went over the true cost calculator with the customer and the price of repair versus replacement and at this time the customer chose to go ahead with just the recommendations at this time.

Customer had a water heater that was 06 model advised customer not recommended to flush once it is that age and never been serviced. Wrote estimate for replacement customer said he would either wait for it to leak than take care of the issue now.
Arrived onsite customer made clear just wanted a free inspection of plumbing system as he just bought the home. Made some recommendations for replacement and repair of items found in inspection. Customer will call us if he wants any items taken care of.
For the evaluation I inspected the air handler and condenser, besides the inrush amps all equipment was measuring within manufacturer specs and running well. I spoke to the customer about her inrush amps draw and how that can take a toll on the compressor and she allowed me to install a hard start kit to lower the amp draw.

For this cooling tune-up I inspected two furnaces and two condensers. Both systems are older and in rough shape. From everything I found both systems would need over $1,500 in repairs to get back to an estimated 80% efficiency. Downstairs unit is from 2002 and the upstairs unit is from 2011. The downstairs unit blower capacitor is out of tolerance as well as the compressor capacitor, when I gauged up I had a higher than Target superheat indicating the system is low on charge and also has a leak. The fan is pulling roughly 85% of the FLA and the compressor does not sound very good. The data tag was so faded that I was unable to make out any of the number values but based off what I was hearing the compressor is struggling. I spoke to the customer about my recommendations and how my overall recommendation would just be to replace the systems as they're both out of warranty and need a substantial amount of repairs. Customer stated he would let the system run until it fails and then repl

Arrived to CTU Customer stated he thinks he needs refrigerant because his unit isn’t cooling, he knows that there is a leak in the coil because he was told before his warranty expired but never got the warranty coil. Customer had company come out a week ago and tell him the same thing Turned CTu into a eval and let office know. Added the 2lbs and got the SC to go from -2.1 to 1.7 Recommend new coil and 4lbs of refrigerant to fix the problem Customer doesn’t want to replace because he’s selling
I quoted a level 2 48k gas horizontal minus 5% plus code kit for $13,481. Customer did not like the 12.99% on the financing
For this going to know if I inspected the furnace and condenser. The TXV is restricted as I only had a 13 degree Delta, a 34° superheat and 16° sub cool indicating the system is also overcharged. Additionally the compressor is pulling high amps and customer states it is running Non-Stop most likely because the TXV is restricted and not metering appropriately. Customer has had another company come out and change the fan motor and added refrigerant, actually making the system overcharged. Customer is in need of a new TXV a compressor saver and blower capacitor is the one he has is out of tolerance.
For this evaluation I came back out for the secondary drain line leaking out the side of the house. The drain pan had filled back up with water, as the primary became clogged again from rust buildup. The evaporator coil has sprung a leak from normal corrosion associated with age. The system will continue to leak refrigerant until it is fixed, which means by the beginning of summer 2025 there may not be any refrigerant in the system to cool the house. My recommendation for this system is a complete replacement, from the furnace, evaporator coil, and condenser. This will not only give the customer better efficiency but also 10 years of warranty from the manufacturer. Our work guarantee is one year from installation as well, all prices quoted include the price of the part and labor associated with the job.
Showed up for a two-system cooling tune up downstairs unit has numerous repairs needed including a refrigerant leak and the compressor overamping fried wires on the outdoor unit homeowner didn't want to take any of the repairs that he's going to call his home warranty company
For this evaluation I showed up to the customer's house and he stated water was dripping out of the secondary drain line. Additionally he stated think how the other companies have been out in the past and added refrigerant or stated he needed refrigerant, so to verify I leak searched where I found a definitive leak inside the evaporator coil and when I gauged up it confirmed he was low as I had a 40° superheat with a target of 25⁰. The customer's primary concern was the drain line which I cleared by shooting compressed air down the primary taking apart the p-trap and then sucking the water out of the secondary drain pan. Customer will need either a new coil or a whole new system as the one he has is over 20 years old and will need a few thousand dollars worth of repairs to get back to functioning efficiently.
