This review is submitted by Madeleine's husband. Sometime after 4PM I reported that my air conditioner was not operating. I did not really think anyone would show up until the next morning but to my surprise Jani G did arrive around 10PM and quickly identified the problem of excess condensation collecting near the ground level trip sensor. Even though Jani was able to get the unit operating again for only a short time after he left until additional condensation tripped the sensor I was impressed with his dedication working until almost midnight. Apparently Jani communicated the issues to Jose who arrived the next morning to implement a permanent fix to the condensation overflow. My hat is off to both of these gentlemen. Thank you!

Our propane furnace would not start up on one of the colder days this winter. Justin P. found that condensation had built up and prevented the lighting of the unit. Not only did he fix the immediate issue, he climbed deep into my attic to find the p-trap that was preventing condensate from draining. From now on, I want Justin to perform preventive maintenance and repairs on my two heat and a/c units — because I know he will take the time to ensure that this equipment remains failure free. My comments: Unbelievably thorough, well documented review of both my 8 year old system and my 17 year old system picking up a freon leak and heat exchanger degradation in my 17 year old system. Also informing me of the Jan 2025 EPA requirement of new type of Freon 454 which is flammable resulting in more expensive future systems and elimination of current 410a (non-flammable) system availability. Given parts availability on my 17 year old system is poor, it would be the best time to install the last of the 410a systems before they are gone. –Kellen M, Comfort Experts, is the "MAN."
I was beyond impressed with this company, from the initial phone call for service, to the dispatcher who advised me that the technician, Mark D. was on his way, to Mark D.'s amazing customer service. Mark's knowledge and willingness to explain everything, with patience and a smile on his face, in spite of the after hours service was impressive. He was very thorough, and accommodating. I haven't seen this type of customer service in years, and I'l recommend this company to everyone. It's no wonder I was referred to them by another happy customer. Our AC went out the night the Texas Rangers swept the Baltimore Orioles to go back to the ALCS. Go Rangers! Anyway, Mark Dennison got to us by 1 pm the next day, could not have been more polite or thorough in his detailed explanation of the steps of the diagnostics, the services he recommended, and the follow-up we should budget for having an 8-year-old system. We like Hobson / Comfort Experts because of their attentiveness and their support of our military, but well request Mark for our next round. But all of their techs have been great, so you cannot go wrong with any weve had come to our home over the last several years.
Looked at 3 total systems. 1 system was out on low pressure and found leaky evaporator coil. No warranty on system. Never registered. 2 second was out on high pressure found capacitor completely dead. Replaced capacitor and found high pressure switch was stuck. Bypassed swith and system started cooling. Watched pressures for 20 mins and verified system was not in danger of high pressure. System 3 noticed compressor kicking on and kicking off was going into thermal overload r-22 system. Recommend replacing both system. Comfort advisor is scheduled for today. Will give quote on evap coil

Upon arrival tech found that the variable speed condenser fan motor was not working properly is not coming on even though it's getting its properly low voltage as well as high voltage technician is pausing job till part comes in

Today we came back capped off both 7 to sons bedroom sealed that back up added a 7-7-10 wye put on on the plenum
Found primary drains clogged. Evaporator coils were heavily rusted and Airhandlers have Biological growth build up. Recommended clearing and treatment of both drains and drain switches. Compressor savers and UV systems Customer declined all work
Found X-13 blower motor failed. Motor was receiving high and low voltage but would not run properly. Talked with customer about pricing and warranty, talked about Comfort Advisor Visit due to age and warranty. Setup comfort advisor appointment for today confirmed by the office

I have completed my electrical tune up and given some estimates for a few outlets, the only thing I would need to recommend is gfci's in the kitchen everything else looks great he is interested in doing the gfci's himself though

Bath switches not working. Liv outlets not working. Rear exterior light not working. Attic light not working. All attributed to a tripped circuit breaker that looked like it wasn't tripped. Bath GFCI feeding all bath outlets in home is defective. Recommend whole home surge protection. Kitchen need GFCI. Recommended adding GFCIS. Offered membership. Emailed estimate for a couple desired future projects. Addressed safety concerns of no GFCI protection in kitchen.
Performed Tune up Found drain was clogged and draining into emergency pan due to faulty drain switch. Cleared and treated as well as adding drain switch to primary line Dual run cap was weak, replaced. Recommended UV 300 and compressor saver. Customer wanted to get the repairs done and wants to wait on recommendations.
Upon arrival thermostat was blank. During evaluation found that the drain was clogged and tripping float switch. Cleared and treated drain. Left with system cooling
Upon arrival, talked to customer about issue with AC found the indoor unit running drain line was clogged free came to the outdoor unit and found up three burnt verify AC would run and then armed out contactor and found the contactor was almost out of manufacture spec, and it had a lot of severe burn marks from the wires king. Customer agreed to replace contactor left system cooling properly.
Secured 7" duct and removed kink. Taped up return duct. If this repair does not work, we will need to return to homerun the ducts feeding the sons bedroom.
Did cooling tuneup on a gas furnace installed in 2019 also informed customer about fresh air filter that has never been clean since the house was built. Also informed him about 4 inch filters instead of using a 1 inch filter checked both indoor and outdoor systems. everything inside is working within manufacture specs check the outdoor unit Pulls high amps on start up. Contactor is showing signs of pitting and washed the outdoor coil checked pressures and system is working within manufacture specs also talked with homeowner about any airflow issues and the master bedroom has about a one to 2° difference gave recommendation for installing a new supply vent into that room. Also talked about allergies and informed him about an IQ 300. Also told him that if they do decide to sell the house that we could come and take the IQ system out and transfer it to their new home for a margin of the cost. Washing an outdoor coil. There is a dramatic difference in the efficiency of the system.

Upptech found a crack in the trap tech rebuilt the trap then tested it with a gallon of water the drain is working properly at this time
