1/22/26 Going to have installers return tomorrow to add manual dampers to each supply at the plenum. Total of 7 dampers

Came to job to look at solar not working and checked for power and solar inverter is getting good power and is producing power with each one at 56.3v dc and meter shows it's producing

Accidentally showed up early. Will be coming back pausing for now Performed Tune up on upstairs and downstairs systems. Downstairs air handler and condenser were checked and found all components to be functional at this time and found no issues While working on Upstairs condenser found that the compressor was not running but would try and start multiple times before eventually starting and running as should. Refrigerant levels were also showing low. The compressor is potentially not moving refrigerant as efficiently or there is a possible leak but internally the compressor is compromised as it wont start when it should. Recommended repair or comfort advisor due to age and no labor warrantiea

Came to house to look at electrical issue with breaker tripping but couldn't get breakthrough to trip and talk to customer about it and will call back if anything happens with it and we'll go forward with it from there but also hung up fan customer wanted hung on wall Set lead for plumber to come out and take a look at outside faucet leaking and also some in the showers are also leaking

2015 Trane Airhandler Checked and tightened all electrical connections Did not change filter at this time Drain was clear and draining at this time Heatstrips were functional and within manufacture range Blower Motor and wheel have heavy dust, dirt and Biological growth Evaporator coil has heavy dust, dirt and biological growth 2015 Trane Heatpump Checked and tightened all electrical connections Dual run cap is just outside the manufacture tolerance Disconnect is not functional and is jumpered on the inside with exposed wires on the outside Primary electrical unit was acceptable Defrost board was acceptable Defrost is functional Refrigerant levels were acceptable at this time System has 2 filter driers in refrigerant system could be causing restrictions in refrigeration Fan blades and motor were acceptable Condenser coils were acceptable Cleared debris from the bottom of the unit Washed condenser coils from the inside out Recommended coil cleaning, blower cleanin

Furnace is up and running for now but is TEMPORARY system needs a new gas valve due to the gas valve not passing enough propane through no matter what changes are made and need to have another LP KIT as well

Customer agreed to have comfort advisor visit for today 3-5

Performed Tune up on Master bedroom and Main System. Checked all components in both Airhandlers and found no issues with any components. Both Airhandlers have a UV system but both lamps are out and systems have biological growth, both traps have build up as well. Adjust a link in the ductwork going to the office to improve airflow. Checked and all components of the Heatpumps and found no issues, washed condenser coils from the inside out. Recommended UV lamp replacements or upgrading UV system.

Performed Tune up on upstairs and downstairs gas furnace Checked all safeties and changed filters. Found no issues with either Furnaces Checked all components and functions on both condensers and found no issues other than the condenser coils being heavily compacted with dust and dirt due to backyard and neighborhood construction. Left with systems in auto

2019 Amana Airhandler Checked and tightened all electrical connections Changed customer provided filter Drain was clear and draining at this time UV lamp is on but past the replacement date Blower motor and wheel were acceptable Blower wires are starting growth Biological growth Evaporator coil was acceptable 2019 Amana Heatpump Checked and tightened all electrical connections Dual run cap was within manufacture range Primary electrical unit was acceptable Defrost board was acceptable Defrost is functional Refrigerant levels were acceptable at this time Fan blades and motor were acceptable Condenser coils were acceptable Cleared debris from the bottom of the unit Washed the condenser coils from the inside out Recommended compressor saver, UV lamp replacement or upgrade and attic tent

Upon arrival customer stated they got back in town last night and changed thermostat from 60 to 67 and woke up this morning with the thermostat never getting over 61. During evaluation found that the refrigerant levels were extremely low when running. Inspected coil and found heavy oil spots and could even hear a small hissing sound. Leak detector went off immediately at the coil. Indoor is a 9 year old Carrier out of manufacture warranty. Told with customer about refrigerant changes and parts delays. Setup comfort advisor appointment for today after 3 confirmed by the office

12/8/25 Upon arrival customer stated they forgot and did not receive a text that the tech was on the way, they are leaving for the day as well. Called office to reschedule

Replace customer supply toilet Replace toilet flange in guest bath Will have to return first thing in the morning 12/2/2025 to replace flange. Replaced toilet and toilet flange and supply house for toilet all working well

Performed Tune up on Gas Furnace and straight electric condenser. Checked and components and safeties of the furnace and condenser All safeties are working properly and system shuts off when it's supposed to. Checked all components of condenser and found no issues, washed condenser coils from the inside out. Recommended compressor saver to reduce inrush amps by 30%-40% on the compressor and reduce wear and tear.

Two system super tune up performed today. Both systems operating properly in cooling and in heating. Refrigerant levels are in range. All amp draws are acceptable. Outdoor units were washed and waxed. Both air filters were changed on this visit.

11/25/25 Separate the lights from the garage door openers so it doesn't run off a switch need to come back tomorrow to finish up on the job

Performed Tune up on upstairs system. System is functional and found no issues with the operation of the unit. Washed the condenser coils from the inside out with water. Airhandler has heavy biological growth build up and recommended UV system Installed UV 200

Talked to homeowner about repairs needing to be done with the sink. He will have to speak to his painter and cabinet guy and will send us an repair amount.

2024 Amana Airhandler Checked and tightened all electrical connections Drain was clear and draining at this time Unable to change filter at this time, customer has wrong size filters UV system is functional Evaporator coil was acceptable Blower motor and wheel were acceptable 2024 Amana Heatpump Checked and tightened all electrical connections Dual run cap was within manufacture range Primary electrical unit was acceptable Refrigerant levels were acceptable at this time Fan blades and motor were acceptable Condenser coils were acceptable Cleared debris from the bottom of the unit Washed condenser coils from the inside out Waxed the top of the unit Recommended unit surge protection

11/17/25 Removed failed Compressor completed Rx11 flush through system and purged with nitrogen. Added suction line drier to the system and installed new compressor and TXV. Pulled vacuum on system and left with a 6 subcool. Also jumpered the reversing valve to always be energized for now. Need to comeback 11/21/25 FIRST CALL TO REMOVE SUCTION LINE DRIER AND REMOVE REVERSING VALVE JUMPER SHOULD TAKE AT MOST 2 HOURS

Came to job to look at a few different things in the house and quoted them to add a plug in hallway also quoted to add light on back porch and change out breakers once they come in the mail

Outdoor TXV shuts down in heat mode. Moved sensing bulb to liquid line and TXV opened once the line temp got above 140 but that is not a fix to the problem. Confirmed failed TXV and coil cleaning needs to be done
