This review is submitted by Madeleine's husband. Sometime after 4PM I reported that my air conditioner was not operating. I did not really think anyone would show up until the next morning but to my surprise Jani G did arrive around 10PM and quickly identified the problem of excess condensation collecting near the ground level trip sensor. Even though Jani was able to get the unit operating again for only a short time after he left until additional condensation tripped the sensor I was impressed with his dedication working until almost midnight. Apparently Jani communicated the issues to Jose who arrived the next morning to implement a permanent fix to the condensation overflow. My hat is off to both of these gentlemen. Thank you!

We had a broken a/c pipe which rendered one of our bathrooms unusable. Alec was sent to fix the problem within hours. Our propane furnace would not start up on one of the colder days this winter. Justin P. found that condensation had built up and prevented the lighting of the unit. Not only did he fix the immediate issue, he climbed deep into my attic to find the p-trap that was preventing condensate from draining. From now on, I want Justin to perform preventive maintenance and repairs on my two heat and a/c units — because I know he will take the time to ensure that this equipment remains failure free. My comments: Unbelievably thorough, well documented review of both my 8 year old system and my 17 year old system picking up a freon leak and heat exchanger degradation in my 17 year old system. Also informing me of the Jan 2025 EPA requirement of new type of Freon 454 which is flammable resulting in more expensive future systems and elimination of current 410a (non-flammable) system availability. Given parts availability on my 17 year old system is poor, it would be the best time to install the last of the 410a systems before they are gone. –Kellen M, Comfort Experts, is the "MAN."
I was beyond impressed with this company, from the initial phone call for service, to the dispatcher who advised me that the technician, Mark D. was on his way, to Mark D.'s amazing customer service. Mark's knowledge and willingness to explain everything, with patience and a smile on his face, in spite of the after hours service was impressive. He was very thorough, and accommodating. Our AC went out the night the Texas Rangers swept the Baltimore Orioles to go back to the ALCS. Go Rangers! Anyway, Mark Dennison got to us by 1 pm the next day, could not have been more polite or thorough in his detailed explanation of the steps of the diagnostics, the services he recommended, and the follow-up we should budget for having an 8-year-old system. We like Hobson / Comfort Experts because of their attentiveness and their support of our military, but well request Mark for our next round. But all of their techs have been great, so you cannot go wrong with any weve had come to our home over the last several years.
Performed Tune up on upstairs system. System is functional and found no issues with the operation of the unit. Washed the condenser coils from the inside out with water. Airhandler has heavy biological growth build up and recommended UV system Installed UV 200
Talked to homeowner about repairs needing to be done with the sink. He will have to speak to his painter and cabinet guy and will send us an repair amount.

11/17/25 Removed failed Compressor completed Rx11 flush through system and purged with nitrogen. Added suction line drier to the system and installed new compressor and TXV. Pulled vacuum on system and left with a 6 subcool. Also jumpered the reversing valve to always be energized for now. Need to comeback 11/21/25 FIRST CALL TO REMOVE SUCTION LINE DRIER AND REMOVE REVERSING VALVE JUMPER SHOULD TAKE AT MOST 2 HOURS
Came to job to look at a few different things in the house and quoted them to add a plug in hallway also quoted to add light on back porch and change out breakers once they come in the mail
Outdoor TXV shuts down in heat mode. Moved sensing bulb to liquid line and TXV opened once the line temp got above 140 but that is not a fix to the problem. Confirmed failed TXV and coil cleaning needs to be done
I will be back to separate out the lights in the garage from the garage door openers and I will be running 2 lines in the pony pin to add light and a plug The 20th of November is the schedule date for the project
New compressor is Grounded. Per Brian we will need to an R-11 flush of the system and add liquid line drier along with suction line drier to clear any acid or contaminations in the system. NEED TO ORDER ANOTHER COMPRESSOR FOR UPSTAIRS HEATPUMP MODEL – ASZ160241AC SERIAL – 0810201091
Replaced compressor,pressure tested and pulled vacuum changed txv. Charged system to 8 degree subcool. Left with system in cool
Super tune up performed today on a Lennox heat pump with air handler installed in 2020. All electrical connections are tight with no corrosion. Existing UV system was not working and had previously been dismantled. Installed a new UV 200 germicidal system. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Compressor saver was installed in the outdoor unit. Performed a free courtesy check in the upstairs unit. R22 straight electric system installed in 2003. System is low in refrigerant and the system should be replaced. Main system running and cooling the home upon departure.
Super tune up performed today. There is a restriction in the outdoor unit metering device that is causing the system to shut down on high pressure in under a minute. Metering device and filter line drier need to be replaced. Heat pump will not work as it is currently. System will only heat home with he emergency heat strips. All electrical connections are tight with no corrosion. Heat strips are pulling proper amperage. Evaporator coil is dirty and needs to be cleaned. In cooling, the compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Customer declined repairs at this time.
Upon arrival indoor was blowing Heatpump was not functional. During evaluation found board to be throwing low pressure cutoff code. Attached gauges and system was completely flat. Added some refrigerant to system to perform a leak search. Upon adding refrigerant the condenser coil began to hiss indicating a big leak in the condenser coil. Located leak on corner where dog has been urinating. Dog urine is acidic and ate through the aluminum coil causing leak. No longer under warranty due to that fact. Customer firmly stated he's getting a second opinion for the condenser coil that is leaking due to customers dog urinating on system.
Grounded compressor on upstairs system. System is lifetime P&L Did not collect due to uncertainty of parts being found NEED TO ORDER COMPRESSOR AND TXV MODEL – ASZ160241AC SERIAL – 0810201091
Two system super tune up performed today. All electrical connections are tight with no corrosion. Both blower motors are working properly. Systems are clean. Heat exchangers, gas valves and burners are all working accordingly. Outdoor units were washed and waxed. The expansion valve on the smaller bedroom unit is failing. Bulb is not sensing temperatures and valve is not opening and closing as it should. Highly suggest replacing. Neither unit had drain protection n suggest adding a drain safety switch to each unit to prevent water damage in the home.
Performed Tune up on both systems today Checked all components of the furnaces and changed filters. All components working properly. Both UV systems are no longer functioning, talked with customer about more robust and efficient UV upgrades. Checked all Heatpump components and washed condenser coils from the inside out. Recommended UV system upgrades

Two system cooling tune up performed today. All amp draws are within spec. Refrigerant levels are acceptable. All outdoor units were washed and waxed. Blower wheel on downstairs unit is dirty and needs to be cleaned. Biological growth is present inside of the downstairs air handler. Suggest cleaning the blower wheel and adding a germicidal light.

I have spoken with the customer about estimates on a generator inlet and replacing a bunch of his switches with smart switches he needs to talk with Dawn first before he makes any decisions on the things that we talked about
9/8/25 Reschedule to come back out on Tuesday the 16th in the evening around 6pm with an additional hand to level the air handler.
Upon arrival tech h found that the emergency drain pan had fallen. Tech reinstall pan tech found that primary drain was clogged tech uncloged drain
Found fuse blow. Replaced fuse and transformer started smoking. Replaced transformer and fuse blew again. Checked contactor and found it shorted replaced contactor and system fired up.
