For this super tune-up I inspected both furnaces and both condensers, for the most part everything was running well and intolerance besides the upstairs blower capacitor.
05/20/24 TS- cut open drain line and cleared clog on ac drip line. Installed unions on line for future maintenance
After examining the system and checking freon levels in determined there's nothing wrong with the system. He need to see a plumber to resolve these issues. Water is building up under the air handler located in the closet. The system drainage is clear filter is clean and freon levels are normal.
Arrived onsite customer had a sudden uncontrollable loss of water caused by the shut off valve for water line failing causing water damage to home. Replaced the shut off valves under sink in bathroom due to failure causing water damage. Tested after repair was made everything working properly. Replaced the shower valve cartridge as well seperate issue.
Install 36k electric upflow with standard filtration and code kit
Today I've returned to clear his drain lines out. Since Tuesdays repair the system is still online froen levels are on point. System is ready for cooling.
For this evaluation I showed up to the customer's home and they stated the indoor unit was blowing cold humid air but the temperature would not get to the set temp. When I opened up the furnace and felt the lines I could feel refrigerant flowing through however it was only blowing out at 71°. When I gauged up my gauges were showing a high superheat and below freezing saturation temp. This unit has a leak and was low on refrigerant. Customer stated they would like to talk to a comfort advisor via phone and if they liked numbers they may move forward with a new system replacement.
The system is in good health. Freon levels are where they should be. The tD is 20. I replaced a drity filter and washed the condensor. The system is ready for cooling. It could benefit from uv system. And added insulation.
For this evaluation I showed up to the customer's home and the air handler was the only thing that was running and blowing hot air. When I gauged up to the outdoor unit it was not running but my standing pressures were low, when I manually engage the contactor with the indoor running my saturation temp was below freezing and super heat was extremely high. The blower capacitor and compressor capacitor were both out of tolerance. I like searched and found the leak coming from one of the welds on the evaporator coil. I talked to the customer and explain their options and they will be speaking with the comfort advisor tomorrow the 18th.
05/17/24 Tyler S- both toilet fill valves get stuck on the down position and need to be replaced. Also quoted for rebuilding the sink drain in master bath.
During inspection verified that system was cooling properly with a 20 degree delta and all components checked good Unable to check refrigerant levels due to rain Spoke to customer about a pan strip to prevent any clogs in the drain line Customer wanted to move forward with the pan strip Left customers house with system operating properly
Performed super tune up Heating works excellent - parts are working Cooling is 20 Delta Wire connections tightened Compressor saver installed to lower LRA Contactor has slight audible buzzing Capacitors are in tolerance Membership added - discussed system replacement Information and benefits for future System working and left on cool at exit

Upstairs needs refrigerant due to a slow leak the customer has had. Customer is just waiting for the system to die before doing anything
Arrived for second opinion Customer stated we were number 3 I ran test and found that the system was functioning and in tolerance Recommend duct cleaning, IAQ 200, compressor saver, dual cap, inducer motor Customer will talk to hisband
Arrived for Second free opinion Customer stated that other company said they pressured and sub cool and super heat were all over the place Ran test and didn’t see that pressure and sub cool and superheat were every where. The compressor was pulling really high pressures Cap was out Recommend dual cap and membership Scheduled a comfort advisor to get a number on a new unit due to other company telling customer to get one. 05/16/25 9-12
For the super tune-up I inspected the air handler and condenser, all equipment was measuring within manufacturer specs and running well. Due to the amount of Bio growth developing in the air handler I do recommend an IAQ 200 to kill and mitigate future growth.

Performed inspection on home made a recommendation for a prv valve install to regulate pressure going into the home. Customer said he is having his roof replaced at the moment but will put it on his list of to do things and call us when he’s ready.
Arrived fit Eval House plumbing is backed up not HVAC Flipping to plumber Stated this is the same issue mark fixed last year
5/14/24 Upon arrival I found the system leaking freon at the ture suction cap tube in the condensor. I don't have enough 410a to complete this job tonight. I'm pausing the call and repair will be madefirst thing in the morning
