AC Troubleshooting Tips
Here are some things to check before calling the HVAC repairman:
- A dirty air filter is one of the most common causes of AC problems. If your air filter is dirty, it will restrict airflow and make your AC unit work harder, which can lead to decreased cooling efficiency and even damage to the AC unit. To check your air filter, simply remove it from the unit and look for any signs of dirt, dust, or debris. If the filter is dirty, replace it with a new one.
- If your refrigerant levels are too low, the unit will not be able to cool properly. To check the refrigerant levels, you will need a special tool called a manifold gauge. If the levels are low, you will need to have the refrigerant levels topped off by a qualified HVAC technician. You should not have this issue if your AC unit is running properly.
- If the condensate drain line becomes clogged, the condensation will back up and eventually overflow, which can damage the unit. It is responsible for carrying away condensation from the AC unit. To check the condensate drain line, simply look for any signs of blockage, such as leaves, dirt, or debris. If the line is clogged, you will need to clear it out.
- The thermostat is the brain of your AC unit, and if it is not working properly, it can cause problems with the unit's operation. To check the thermostat, simply turn it up and down and see if the AC unit responds accordingly.

Drain Cleaning
We know how tempting it may be to buy a bottle of drain cleaner and dump it down your drain to clear away any blockages. But doing so has more harmful effects than many homeowners know. Perhaps the biggest drawback is that using harsh chemicals damages your pipes and can cause them to break down, leading to more extensive, expensive repairs down the road.
Not only will commercial drain cleaners cause damage, but they can cause your pipes to sprout leaks, which may lead to sewer leaks in your home. Additionally, pouring chemicals down the drain could potentially harm the environment. When you have a drain blockage, it’s best to call a trained professional. A professional cleaning will remove dirt and grime buildup, and also make it much harder for those blockages to re-form. In fact, one of our professional cleanings can last for years.
Toilet Repair
There’s no denying that your toilet is one of the most important pieces of equipment in your home. When your toilet needs repair, don’t delay. Call Comfort Experts for quick toilet repair service. For the evaluation I should put the customer's home and he stated the secondary drain line on the side of the house was draining a lot more than usual. I went up in the attic and flushed the primary drain line with 2 gallons of water, the first gallon of water went down with no issues however the second gallon was slow to drain and backed up into my funnel. I told the customer the primary drain line was clogged and will need to be cleared which he agreed and allowed me to do the work. I took apart the p-trap and the primary connection under the sink and physically cleared it then went upstairs and shot air down the drain. I finished off by flushing an additional gallon of water down the drain line with no issues. This home is not equipped with any water safety on the primary drain line for overflow pan.
05/10/24 TS- no issues, quoted for new toilet I stalled if customer agrees
Performed multiple repairs on home durning inspection tested after repairs were made everything working properly.
For this evaluation I showed up to the customer's home and she stated her system was not working at all and her thermostat would not turn on. When I went upstairs to inspect the furnace it had no power, neither high voltage nor low voltage. I'm inspecting the breaker the furnace breaker was partially tripped, and once resetting power was restored. I went to the condenser and did an inspection on that as well, the capacitor was out of tolerance by more than 5% at 42.3 MFD, and in tolerance would have been at 42.72MFD. I recommend to the customer replacing that capacitor, as well as replacing that breaker and adding whole home surge protection to prevent issues like this from happening in the future.
For this evaluation I showed up to the customer's home, and he stated the unit was not cooling and would just keep running. I checked the air handler, and the blower was running however it appeared the coil was freezing from the txv down the suction line into the evaporator coil. I tested the capacitor and the capacitor was out of tolerance by more than the 5% threshold reading 36MFD. When I gauged up to the condenser my superheat was 35, and the saturation temp was in the teens, indicating an air flow restriction or low refrigerant. The filters were clean and the coils were not so dirty as to prevent air flow, leading me to believe the unit was in fact low on refrigerant. I leak searched the evaporator coil extensively however I could not find the source of the leak in there. I informed the customer of my findings and he requested me replace the capacitor and just charge the unit however much it was low which came out to 14 oz I put into the system. I watched the system for approxima
This system was clogged up at the drain in the bathroom sink I cut both ends and used CO2 to blow and clear the line. System back on line and ready for cooling
Water heater is showing age corrosion on water lines, Reccomended replacement in near future 1 bath room home All 1/4turn shut off in bath plumbing is not leaking at this time Kitchen is showing signs of wear Reccomended kitchen sink repairs Glv water lines in home No clean outs for sewer
Completed service call for air conditioning.
Arrived for eval System down due to coil icing Ran some test and figured out the blower cap was bad along with the refrigerant being low due to the liquid line service port leaking Reinstalled new shader core and replace blower cap System running before I left.
On arrival system was running and cooling producing a 20 degree delta. The indoor unit had large amounts of biological growth and 5he primary drain line was clogged. Customer declined repairs at this time. Outdoor unit was in good shape but was overamping significantly on start up. I recommended a compressor saver kit to remedy this and increase the compressors lifespan.
Tech arrived at a 2 system tuneup. Upon inspection, the capacitors were within specs. The upstairs system contactor was buzzing loudly. The condenser coils were hosed off to assist with air flow across the coils. The box filters were allowing unfiltered air to enter the system. The kitchen system drain line was draining slowly and the pan drain terminates uphill. The upstairs evaporator coil was dirty. The system was functioning upon departure. He decided to replace the contactor, clean the coil and add treatment strips to help keep the drain system clean. The first contactor replacement was faulty and another was added. The items were installed and functional. The customer will revist other recommendations in the future. The systems were functioning upon departure.
This system was super hot at the EVAP coil because a heat strip was stuck on. I disabled it and added a hard start kit for inrush problems. The system is back online and ready for cooling.
On arrival system was running and cooling. I installed the compressor saver, the uv system and the drain treatment strip. When I finished system was running and cooling.
Tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned condenser. Changed filter.
During inspection verified that system was working properly and spoke to customer about recommendations for the system to gain improvements Customer wanted to go ahead with all the recommendations and would like us to come back to install all the parts this next upcoming Saturday Set return appt for March 30
Replaced kitchen faucet customer supplied also roles Ed the frost proof on the back wall in backyard. Tested after repairs were added everything working properly.
During inspection discovered that system was working properly Spoke to customer about recommendations for the system and customer stated she would need to speak to husband about all the recommendations and what she would want to move forward on Left customers house with system operating properly
Arrived onsite was able to turn the valve on for the customer and is working properly. Tested after turning valve for customer everything working properly.
For this tuneup I inspected 2 furnaces and 2 condensers. Furnace looked good and within all manufacturers specs. The condensers looked good overall however the upstairs capacitor was slightly out of tolerance; customer understood and elected to replace that capacitor. The downstairs unit was reading slightly high so I recommended a compressor saver and the customer chose to have that installed.
