During the plumbing inspection, I thoroughly examined the home, which is approximately seven years old. I identified several areas that could benefit from attention and provided detailed recommendations to the customer. These included potential upgrades and maintenance tasks to ensure the plumbing system's longevity and efficiency. The customer requested that I email these recommendations to her so she could discuss them with her husband and decide on the best course of action. During the evaluation, I inspected the dual run capacitors within the range and found no issues. I also checked the refrigerant levels and confirmed they were within acceptable limits. The X13 blower motor was examined and found to be functioning correctly. The oil was cleaned, and the lower unit was inspected, revealing no problems. After these interventions, the system was running and cooling effectively. Before leaving, I discussed the system's age, which is 11 years, and the potential for future failures due to industry changes. Upon arrival, the Daikin mini split system was not cooling. An E5 error code indicated a compressor start failure. The outdoor coil was dirty, potentially causing thermal overload and shutdown. After thorough diagnostics, a loose wire connection was identified. Connections were tightened, and power was restored. The system was tested and confirmed to be running and cooling effectively before departure.
On 8/4/26, I removed and replaced shower cartridges, ensuring accessibility. I also replaced the shut-off valve to address tub pressure issues, pending further diagnostics if needed. I installed a customer-supplied kitchen faucet and restored water supply. Parts for additional work are expected by Friday, with potential delays. Half payment was collected, and I will coordinate with Zach and Wade upon their return. The customer is aware they need to provide the faucet for installation. I will notify the office and the customer upon part arrival to schedule the next steps.

Upon inspection, it was determined that the bedroom was not cooling due to a failed zone damper motor. This issue was affecting the upstairs zone system. To temporarily resolve the problem, I forced the damper open, ensuring air circulation in the bedroom while the system is operational. However, the damper is now unable to close. Additionally, the customer reported tripping a breaker when using equipment in the shop, necessitating an electrician's evaluation. Furthermore, she mentioned difficulties running the propane fireplace and dryer simultaneously, requiring a plumber's assessment. Estimates have been sent, and the customer wishes to consult with her husband before proceeding with the repairs.
Upon arrival, I detected a strong sewer odor near a closet behind a bathroom, despite the tub being unused. To address the issue, I filled the trap with water and vinegar, which helped alleviate the smell. I then inspected the area under the home for any signs of sewer leaks but found everything dry. Additionally, I checked for gas leaks and identified two drops, one at the furnace and one at the water heater. I provided options for further sewer and gas tests. No work was performed during this visit.
On 8/3/26, I found the unit not cooling due to a faulty compressor saver over-amping at startup. After replacement, I discovered low refrigerant levels caused by an uninsulated TXV and a restrictive filter at the return grills. I insulated the TXV and removed the filter, improving subcooling. However, supercooling indicated a restriction due to insufficient airflow. I returned on 8/4/26 to assess refrigerant levels and on 8/5/26 to find a suitable return location. I found consistent superheat but low subcooling, and identified kinked ducts. I cut straps to improve airflow and provided a quote for additional returns.
We addressed a drain clearing issue by first running a snake through the toilet to locate the blockage. Using a camera, we confirmed it was a full septic tank. We then proceeded to pump out the tank, ensuring all waste was removed. The drain was thoroughly cleaned, and the system was restored to proper functioning. Our team ensured all work was completed efficiently and effectively.
Upon arrival, the system was not providing any cooling. After a thorough inspection, it was determined that the 45 microfarad compressor capacitor had failed. For the 2024 Amana Heatpump, I checked and tightened all electrical connections, verified that the dual run capacitor was within the manufacturer's range, and ensured the primary electrical unit was acceptable. The compressor saver was functional, and refrigerant levels were acceptable. The fan blades and motor were in good condition, and the condenser coils were cleaned from the inside out. I recommended upgrading to a Micro Air Soft Start Kit for improved efficiency.

For the condenser, I inspected the fan motor, capacitor, and compressor, all of which were in acceptable condition. I also checked the refrigerant levels and found the system to be low. After a thorough leak search on both indoor and outdoor coils, no leaks were detected. I added 47 oz of R-32 under warranty. On 07/30/26, I conducted another leak search and found no leaks. I added dye to the system and scheduled a follow-up visit on 08/03/26 to continue the leak search.
Upon arrival, the indoor unit was operational, but the condenser was not running, displaying an open line code. The contactor was engaged but not passing high voltage despite receiving proper low voltage. After discussing with the homeowner's son, we replaced the contactor. Checking refrigerant levels revealed they were low. Although unable to consistently locate leaks, the system's low refrigerant was evident. We recommended a Comfort visor visit, but the homeowner opted to proceed without it. The system was left running and cooling, with both the homeowner and son aware of the refrigerant issue.
