I conducted a comprehensive Tri-County tune-up on a 2-year-old Trane heat pump and air handler. The customer had recently changed the filter, which was in good condition. I thoroughly cleaned the air handler, including the evaporator and blower, ensuring optimal performance. The ECM blower motor was inspected and found to be functioning within acceptable parameters. The heat strips were drawing the correct amperage, and all electrical connections were tight and free from corrosion. The compressor and condenser fan motor were both operating correctly. Refrigerant levels were checked and found to be within normal limits. The outdoor unit was meticulously washed and waxed to enhance its appearance and efficiency. I left the system running, ensuring it was effectively cooling the home.
I visited to provide an estimate for a water heater replacement. Upon inspection, I identified a leak originating from a PVC fitting connected to the pressure tank. I informed the customer about the leak and presented options for immediate repair, as well as recommendations for a new water heater and a Comprehensive Coverage Plan (CCP). The customer opted for a home warranty and decided to replace the water heater after the start of the new year. Consequently, no work was scheduled at that time.

I then checked the refrigerant levels and ensured the system was cooling properly. Before leaving, I discussed the age of the system with the customer and recommended a Comfort Advisor visit to discuss industry changes. The customer decided to hold off on the visit for now.
I performed a comprehensive tune-up on a 2019 Goodman package unit. First, I checked all electrical connections and found that the bull run capacitor was weak, which I replaced under warranty. We also recommended a Micro Air Soft Start Kit and unit surge protection, along with enrollment in the Comfort Care club.
Upon arrival, the customer reported inadequate cooling. After inspecting the system, I discovered the evaporator coil was completely frozen, affecting the heat pump. To resolve this, I ran the system in heat mode to melt the ice. Post-thaw, I checked refrigerant levels and found them slightly off, likely due to a heavily soiled evaporator coil and a blower wheel with significant dust accumulation. The condenser coil was also compacted with dirt. I cleaned the condenser coil thoroughly, recommended a level 2 duct cleaning, and suggested a UV system for ongoing cleanliness. Additionally, I advised a plumber for a leaking hose bib in the wall. Invoices and estimates will be emailed.
